I am someone who never gets around to doing anything later lol. And I am wary about costs privately after our tiler charged us $100 to tile approx 1sqm behind our splashback. I was thinking $50-$60 was reasonable lol. Going through Clipsal, I know where I stood in terms of costs. Would've though if we went to Syd. Have they changed colour studio to where display homes are at Thornton? Hopefully they have improved. Its been a pretty hectic couple of weeks. We were hoping to remove the trees on our land this weekend, 6 liquid ambers, 7 chinese elms, and a large gum tree. These directly impact the build or will affect the house in future so opting to spend the money now whilst the land is clear to drop the trees. What a drama its been with the council. Initially I was told that because we are in an RFS 10/50 area, I don't need to inform council of tree removal on private property. After a phone call from council this morning, turns out that is incorrect and there needs to be a DA regardless, 2 days before an arborist chops them down. What a massive pain. Our basic timber retaining wall needs to be engineered, so that was an unexpected $600 cost to have that done. We had our electrical appointment with Clipsal yesterday. We went in with an $8k budget, and left with a $10k variation haha. We even started cutting back when we saw the costs climb and no longer have downlights in the bedrooms, instead having a ceiling fan with a built in light. We thought that lamps would be used more frequently in bedrooms than glaring downlights . Given what we have asked for, I believe that Clipsal are actually quite competitive. An adjustable colour temp LED downlight is $120 incl fitting, you wouldn't get much cheaper than that through an independent sparky. Plus its all warranted through Clipsal so saves on any future hassle. I must say that Michelle from Clipsal in Marsden Park was fantastic. She offered some really great suggestions and even gave us some ideas to take to our colour appointment in two weeks. Other than that, still waiting for Coral's private certifier to hand over the DA to council since it cannot go through CDC which is unfortunate. More time to wait for things to happen. Also we might have some costs creeping in due to inadequate storm water drainage. Prepared to fight this one because the developer already did these works as part of the sub-division. Bit of a satin finish which feels really nice under foot, not cold and nice texture. Should be easy to keep clean as well. Bone coloured grouting.
