Tried getting an answer from admin on which one we'll be getting, but as expected, got a standard response that the contract & the engineering drawings post tender will show what we'll get. The Fixed Site Costs Foundations and Footings from Henley includes:- Footing adjustment, if required. Bulk concrete (footing), if required. Suspended slab, if required. Flexi Drains, if required. Earthworks, including rock blasting &/or breaking, if required. Rock removal, including truck & staff to take away, if required. Soil fill, if required. Soil removal, if required. Agricultural drains & silt pits, if required. Retaining wall/s, if required. We've paid $1,500 already and they want another $1,650 for the contract & engineering drawings post tender. Based on the standard response from admin, I feel we might get waffle only. Had our Tender appointment and there were too many changes for the time allocated. We had tried sending the changes earlier via email, but the admin pushed back asking to discuss them at tender.. The person who we dealt with during the Tender appointment with was really nice & was equally pi$$ed off about this process. I was talking to my SS and he said we were lucky we started in july as now the trades cant keep up with the demand of houses in construction! We are now past that point so we are pretty muc right! They say it'll be 4 weeks from when Tender is signed as it takes that long for the contract drawings. Last time I checked, it was 5 weeks ! Also, the Tender document we got after 2 weeks had few quotes still missing, so it's gone back again. To make it worse, I enquired from the Admin about their 'Future Price Matrix' as the delay is on Henley's end. 'Future Price Matrix' states: Should construction commence after {date} due to delayed title release or other Owner caused delays, the Owner/s may incur additional charges by way of variation. They have tried washing their hands off from any issues on their end. Makes my blood boil that spending half a million dollars with someone would still get you this sort of service !
