Browse Forums Building A New House 1 Aug 31, 2017 12:26 pm Hi all, We have been advised by our builder that because of the contouring of our lot, our external laundry door will need to have a landing and stairs (in order for us to be able to safely step out of the door to the backyard). We were not previously informed of this (they actually changed our door to a window and thought we wouldn't notice!) and now they are trying to charge us $5,000 to put a landing, stairway (on either side of the landing) and balustrade. We said if it costs that much then just leave it and we will build it ourselves on completion. But they said they can't do this and that they are required to ensure there is a landing and stairs. In that case, shouldn't they pay for it? It's not our fault they didn't take it into account! Has anyone been through something similar? What's a reasonable price for a concrete landing? Any help would be much appreciated! IF you do need a landing and stairs, you will just need to have this completed before you can get your full occupancy certificate Re: External stairs and landing 5Aug 31, 2017 5:47 pm This seems like a mistake by the builder and they should cover the costs of what's required. Assuming the plans show stairs and landing etc and there isn't anything in the quote/contract regarding no allowance for stairs etc then it seems it's an unforeseen by the builder, which should've been picked up on when estimating at least I can see it from the builders side of things, to me if I made the mistake and approached the client about an extra for it I would be unlikely to charge the full cost Re: External stairs and landing 6Aug 31, 2017 6:09 pm Thanks guys! Yeh they have quotes something ridiculous, and now that I have said it is ridiculous excessive, they have given me a 50% discount. Seems a bit suss to me! There is nothing on the plans about putting stairs outside of our laundry so I think I will push it that it's their issue and they need to cover the cost. I'm sure I saw something in our contract about the builder not being able to change for errors or omissions if that information was available to them prior to drawing plans.
