My mistake was that I should have checked what company the builders uses and then just hire from them. This way Simonds can take on the rental for you..... I have to have mine removed and re-installed as Henley use a different vendor. My cost is $280 for 40 linear meters for 6 months. Hope that this assists. Not sure how long we're going to do yet. Build is supposed to take 6-8 months but we're still a few months from site yet. The best quote so far is $660 for 12 months. Henley is picking up mine as well as the fencing required around the garage, once I move to construction or should I say I'm paying thru Henley and it's cheaper. Not sure if ATF Hire go out your way but you can see what their pricing is like. They are the second cheapest of the quotes I got. I would have liked to have booked the fencing today for next week but I emailed our CRC to just make sure of what we were ordering and I haven't heard back. A porta potty turned up on our block today, hmmmmm. It doesn't seem like it's dumped (no pun intended, lol). It looks like it's been positioned there on purpose. It's either been placed there for our build but this seems a bit early or We're guessing it might be for the neighbours accross the road. They are building a granny flat. No fencing up. We contacted the CRC late last week because we thought we were responsible for the temp fencing but couldn't find that in writing anywhere. Her response was that they will do fencing during the build. So when we got another quote for fencing it turned out to be only slightly cheaper for 3 months than it was supposed to be for 12. We're thinking we'll take a chance and not do it. Fingers crossed. Otherwise same same here, another day, no info. Our next door neighbour has 7.5m setback and we were hoping to reduce ours to 5.8m. Initial discussions all suggestions were that it wouldn't be an issue but turns out it is. Hard part is getting information 4th hand so we don't know if this is negotiable. We are on a corner and the other corner has a setback less than 7.5m. A build a few houses down looks like their setback is more like 3m. So apparently we need to go in to the office and sit down and discuss reducing our build. Said she couldn't talk to me because we weren't the applicants. I explained that the builder/CRC had actually told us to call. Then she kept talking over me. Thankfully though someone else called me later and explained. Unfortunately that hasn't helped. The 7.5 is the regs. The person on our left is 7.5m. But to add to that, from what I understood of what he explained because we are on a corner the chamfer is also taken in to account. So he said that even though Simonds appliec for a 5.83m setback it was actually more like 4.5m. That is insane. If we take 7.5m from the chamfer and also have the easement down the back there's no way we can fit anything like we want. I can't imagine that the council budging the way he explained it today. There's a KDR just down the road who are in the framing stage. I popped in and asked them the setback, 6m. So it seems unfair. So looks like we need to make a time to go in and see a Simonds drafter and try to make changes. Then apply again. My old house's garage has a 5.5m set back. So did my neighbour. I was very fortunate to be able to keep the 5.5m set back for the new house's garage. My architect advised if it wasn't for my neighbour's 5.5m set back, I'd have to push my garage back to 7.5m. Make sure when you reapply you include the examples you have seen of other setbacks. We also referenced the ministers guidelines for reasons for applying for reduced setback. We were also told to include plans signed by our neighbours as well as the signed consent form. Good luck! Going to confirm the setback of our neighbour on the other corner. There's also a place down the road who have just started the build of a KDR. We are doing a KDR too in the eastern suburbs and this thread has been so handy! Still living in the house we will be knocking down. Our plans are at council now - fingers crossed all will be ok given we had the same issues at council you are having now Bri1234 with the setback.We ended up choosing another house plan. Hopefully, you will have better luck with your council x We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 38510 The biggest challenge will be if you take out a loan and then run out of money - you'll have an incomplete security and lenders do not like this so you can get stuck.… 2 19865 Hi, I am looking into doing a KDR in Melbourne and am contemplating using Kialla Homes.
