GJ's have been pretty good they they are getting everything ready to submit our DA when we can. Then I believe when we go to council we will start picking colours. Did I see that you were in council for 12weeks? I have heard council are slow in the highlands. Yes, unfortunately we got a new person at the council and it took over three months! GJs had other builders approach them asking if they were having issues getting plans passed and they lodged a complaint I gather, normally takes around 4-6 weeks. Nothing we could do, at least the build seems to be moving along at a steady rate. When so you expect your land to be ready? While we were waiting on plans to be finalised we went along and did our bathrooms and kitchen and tiles so there was no delay, once in council we only had colours to do which only took 1 1/2 hours as we had pretty much decided everything beforehand. They told us they are taking 4-5months which would be great if true. Well our land is ready everything is done up there all water/power etc Street sign and lights. I've called conveyances and the left messages with real estate but no one likes to get back to you not sure if it's cause they just don't know or what. Hoping they'll let us settle quick.. Not ready yet last i spoke with the conveyancers they said long weekend so fingers crossed we hear something this coming week. The waiting and not knowing where your at is the worst. We have bricks booked in for next week and roof - roof was due last week but delayed due to wind so should be early this week. Coming along slowly but surely. Hope you hear something soon, the waiting is so frustrating, look Forward to following your build too! We have a block of land in Bundanoon, just under 3/4 of an acre. We have modified the Mandalay slightly and plans were submitted 6th March. We found out last week the neighbours were contacted to consider the plans etc and have until 29 May to respond so at this rate we hope to have approval early June then from what I can gather another four weeks before possible slab down, taking us to early July. Disappointing as we had hoped to be in by Christmas but out of our control now. Finally : Plans submitted to council 6/3/17 Council approval : 30/5/17 HOW Cert received - peg out ordered : 16/6/17 Expected completion date 6/3/18 Peg out complete 7/7/17 Cut and fill complete 21/7 Slab booked for w/e 28/7 Pierings down, slab commenced w/e 28/7 Slab booked for 8/8/17 inspection 10/8/17 Slab down 9/8/17 Internal drainage and slab in progress External drainage booked for early next week w/e 18/8/17 Frame & truss delivery mid next week w/e 18/8/17 External drainage completed, termite protection installed and frames in progress w/e 18/8/17 Frames in progress w/e 24/8/17 Structural steel ordered, due to be delivered to site mid next w/e 1/9 for frame work to continue Fascia/gutter/roof will be scheduled from there. Structural steel booked for delivery 04/09 Carpenters due back 06/09 Waiting in scaffold quote for fascia/gutter fit Structural steel in place, frames completed w/e 08/09 Scaffold booked / fascia gutters fit w/e 15/9 Frame Inspection booked 12/9 Framing completed Plumbing rough in , in progress Fascia/gutter/roof scheduled for 18/09 Windows installed Fascia/gutter complete Roofing boked for 25/09 Roofing booked but delayed due to windy conditions Brick layers scheduled 4/10 Roofing in progress w/e 06/10 Bricklayers scheduled 13/10. Carpets will be installed after we take possession, basic lighting will be done by GJs and a friend will come after and finish off for us. We plan on installing a wood burner after we take possession and having that built in - was advised much cheaper to do after. We have reverse cycle aircon as well and a ventilation system going in by a company called Ventis. We hope to add solar panels down the track and have upgraded to a 20,000 litre water tank.
