Browse Forums Windows & Doors Re: garage door gap need opinion 7Aug 22, 2017 8:49 pm Do you know what the slab level tolerance is under the building regulations covering your location? Sometimes builder put in a slight slope to aid runoff, although not sure if that would be warranted across the front of the garage (except the driveway slab, where it might make sense). If, when the hands aren't poking under the door, the rubber seal still sits on the house slab, then it should be OK, except in driving rain pushing towards the house, when you will probably get a little leakage under the door. If, however, even with the hands gone there is a gap, then you might get leakage more often. Trouble is, now that the slab is laid, there is little that can be done to raise the lower part of the slab. Perhaps there could be some minor adjustment to the door, which will put it out of level (not ideal I suspect), but might get the seal back on the ground. Re: garage door gap need opinion 11Aug 22, 2017 9:07 pm Well, that's not great, and you will get water in the garage during rain. The amount will be dependent on the prevailing wind when it is raining. As I said earlier, perhaps something can be done to the door to compensate. What would you like as an outcome? garage door gap need opinion 13Aug 22, 2017 9:20 pm Mate888 the service guys from the garage door said they cant adjust further down as it might damage the panel. can they level it by grinding the concrete ? They could. I can't see the other side of the garage door in photo 2, but usually there is a slight difference in height between the driveway and the garage floor to act as a bit of a lip to help stop water coming in during driving rain. Grinding will take that away, but will give you back a seal where there is currently a gap. You'll also notice on the slab where they ground it down, because aggregate will show up. Not really a big deal in a garage I would think, but still noticeable. They could also remove the seal and the bracket it is attached to and reinstall that at a slight angle, lower on the right hand side of the garage door (looking at it from the outside). That might be a better solution and shouldn't look odd as I now notice the driveway slab is angled down on that side too, presumably to aid runoff. Re: garage door gap need opinion 15Oct 28, 2017 1:59 pm Dude is the fall towards the drain, if so I'd be some what happy and that's so easy of a fix I'd buy U section 35mil looks right from here and pot rivert or tex screw whichever works best there. Lay some 4mil packers where the door would close, sit the U section on the packers, close door, screw or pot rivert on, job done. If done right using material that will suit, you'd never know it was a repair. If you could adjust the other side up a little will turn out mickey mouse. My garage door has started playing up recently. Sometimes (and getting more frequent) when I press the button to open it, it wont. The motor is an ATA GD0-6V3. Red and… 0 2674 Thanks for the suggestion. The space between shower and sinks was too tight. I agree about the toilet location.
