Timeline so far: Land reservation deposit paid - 14 May 2016 House Deposit paid - 24 May 2016 Land deposit balance paid - 20 June 2016 Colour Selection appointment - 15 March 2017 Land title - ? (but supposed to be in the next 5-7 days) Tender appointment - ? Contract - ? Build start - ? Well - well- I had started the topic East estate a year back - hardly received any replies apart from 1 are so. We are building with Arden homes although for almost one year in 2015 we were contemplating fairhaven Clovelly 275 or 361. We are stage 1 as well, pretty much in the middle of the stage. Do you mind me asking why you didn't go with Fairhaven in the end? We had a fabulous experience with our sales consultant, then a less than ideal interaction with our initial CRO - but we asked for a different CRO and have been really happy so far since that change occurred. Hoping we get the same sort of service when we actually start the build, will see what happens there. Nothing as such - it was that our requirement changed and our budget and the floor plan we wanted - in the end we had narrowed down Carlisle Colorado 37, mainvue aegan and Arden votivo 37 / the standard inclusion and flexibility and the promotion then which included 35 downlights, butlers pantry with glass splash back, fully rendered in 2 colours hebel for free, free cooling etc - we went with Arden Good to know someone who is building in East estate cos most r investors - my conveyancer has 36 properties this stage 1 and 2 combined from different buyers - lot 157 already for sale so was lot 135 a while ago. Had gone to carlisle display in highgrove and the SC told me put a deposit and only then we can discuss cos cannot waste time. Whereas Arden SC was willing to sit and discuss the site costs for different estates - visited carlisle display in Berwick waters and they were fixing the site costs at 29000 without any break costs. Already been on to the solicitor to ask them to arrange settlement ASAP, then we can start getting things moving finally! So excited can't even begin to describe it. Any idea about it after titles. If it is, so be it - not a huge amount in the general scheme of things. Yep on the asset protection charge, pretty standard in most developments. So long as the crossover and footpath and so on are not damaged during the building process, should get that refunded pretty promptly once the build is complete. As far as settlement goes, we are booked for the 13th which is a bit of a bummer...was hoping they could slot in earlier but no such luck. We don't have site costs yet (Fairhaven would not do fixed costs without a land survey) and the surveyor can't access the block until after settlement! We have asked that they survey the day after settlement so that we can get the ball rolling. Once THAT is done, we should be able to book in for tender and contract signing...it really seems like a whole lot of 'hurry up and wait' at the moment, so a bit frustrating. With the Apollo, we have been given an estimate of about a 7 month build time...so we are telling ourselves that we should be moving in around this time next year. That way if it is any earlier it is a bonus, and if there are any delays then we won't be crushed. So even with p your costs won't be much higher I hope. The developer approval is fast - very understanding and they process it almost immediately.
