Good luck with the inspection. We had our frame & slab inspection on Tuesday and there were 32 items. 32 defects..? I'm scared now as I haven't done Slab and Frame just believe with Builder Surveyor compliance report... were they major defects? I don't know if they were major but there was a lot that didn't comply with Australian standards. I copied out the items on the report that didn't comply and put them on my blog. I had below defects:- 1) The DPC to the dwelling does not overlap by 150mm. 2) The gutters on the dwelling all need to be fully cleaned. The roof tilers nails, pop rivets, mortar, tile mortar colour and the broken bits of tiles all need to be removed. They will at some stage cause blockages to the storm water system as they will not break down over time. 3) The plumbing pipes installed to the cavity area of the dwelling will breach the minimums set down in the bricking Standard. 4) Several sections to the sisalation paper (reflective insulation) that requires reinstating due to rips, tears and openings. 5) The vapour barrier installed has been allowed to fall down below the slab edge and has been covered by soil during the backfill process. 6) Temporary downpipes have not been installed to direct water away from the slab. 7) A number of loose strap bracing to the garage walls. Several of the jamb studs were not connected to the lintels via nailing through the jamb stud into the lintels. 9) Noted that the portico concrete slab does not present straight, reworking is required. Also noticed that the concrete slab under the bath had been opened. 10) The intersecting wall junctions have not been installed with the correct method of blocking. 11) There are a small amount of wall noggings that need to be installed or in parts reinstalled. 12) The steel earthing rod to the slab is connected to the steel reinforcement mesh inside the slab. 13) Due to the proprietary nature of the gas line and the associated fittings, the builder must install a universal T connector to the gas line. 14) A number of areas where the electrical cables are making contact with plumbing pipes within the wall frame. 15) A small number of window and door frames are presenting out of plumb in excess of the 4 mm over 2 m tolerance. 16) There are gang nails missing to a number of the top plates to the walls in the dwelling. 17) Many of the double timber frame walls to the dwelling are not interconnected. 18) The bath hob requires noggins around the perimeter to support the plaster and metal waterproofing angle. 19) The windows and doors measuring over 1500mm high have not been installed with nail fixing at the centre of the reveal. 20) The concrete slab floors to the dwelling have areas showing out of level as well as visible humps and dips. 21) Where saddle trusses cantilever past the supporting truss blocking is required to support the saddle truss. Our roof has just been finished and we don't have temporary down pipes either and I've been told we won't be getting them... I have down pipes installed but not in all areas.. i guess Darbecca have raise where it was missed by builder... Pre-Plaster and Brick work started yesterday. Lock up to follow. Come to know that my SS is going away for 2 weeks as he is getting married so someone else will be looking after in his absence. As long as the handover to the temporary SS is excellent then you will be fine! My builder told me February, but I'm seeing other people on here moving in 3 months after bricks are completed and 2 months after plaster so still holding on to hope for handover this year.
