I have searched this forum for days and read as many blogs as I could for the info I am after but with not much luck. I have concerns with being hit with excessive site fees so if you could share these with me it would be much appreciated. We are in the process of buying a flat piece of land which has not been filled (to our knowledge) and doesn't appear to be in a rocky area. (My DH does under road bores and done one down the road and says it is soft ground) Also, by how much did you spend over and above base price and on what. I am estimateing that I will spend $50k over (the sales rep thinks I may even be allowing too much ) but everything I read on here suggests otherwise) And finally- are you happy with the final product? Our contract was over 50% over the base price. We were going to build a Grandview 36. Site costs were comparable to other builders.
We spent on umm... everything. Lots of structural stuff, upgrades, cosmetic stuff, triple garage, spa, extra powder room. Bit of everything. I leave you to fend for yourself, figure things out yourself. We were going to build a Grandview 36. We were looking at the Grandview aswell, but overall its base price was high with obviously allot more to come - IE out of our budget. Another option is to get yoursite report.
Cost wise, I would suggest you choose your promo pack carefuly, Ask to price the promos as an optionals, not their 'promo price. Can you do things later and save? We spent about 10% extra on extras inc a$5k promo. Choose carefully. We built the Grandiew 27 plus Alfresco extension (its great ) and are very happy. Like Adrian B, we are building the Grandview 27 with extended outdoor area too! We are also building a granny flat, so our prices probably won't help you too much as we have spent double the base price !! I think the site costs are all very similar as mentioned, you just have to keep some money spare for other things like your landscaping, fences etc that are not included in the base house price. Plus don't forget floor coverings, window coverings, and if you want extra power points / lights etc, it all adds up. Good luck ! I had an appointment with the rep this morning and she done a preview estimate for me. Base price on the Broadview 29 was $227k. After spending $4k to get $20k worth of extras plus a few extra extras , we come out with a price of $239k. Some of the upgrades are stone bench to kitchen, ducted vaccuum, extra doors here and there, extra room off bed 4 for a leisure area, benchtop in laundry, carpet option 3 ($4.6k), floor tiling, remote control to garage door. One thing I was surprised about was that she aonly allowed $4k for site costs? We have a flat block with no rock that we know of and they have built around the corner but after some of the stories on here I was expecting way more (maybe a regional excess because we are in East Gippsland?) Our site costs were $30K, althought they gave us a nasty surprise when they were $24K on the preliminary contract and then added that we needed "screw piles" on our full contract-we tried to fight it but they wouldn't budge. We spent $45K on upgrades which included bifolds, flyscreen on bifolds, colorform kitchen, fancy doors, extra electricals etc. We found the head office experience to be painful but they seem to be moving now they've got on site. So glad mine aren't anywhere near yours!

We are building the Denver31 and had a fall of 1metre across the house. They had to cut and fill. The cut was about 70% of house are and dragged to fill the other 30%. Cost for this was 6,682.00. This included drainage. Our slab was an M class.
