I have just submitted my plans to council with Allworth to build the Langford Countryside. I was wondering if anyone else has built this home or the Langford and what they did for the colour selections and bathroom selections.

We will be building on a similar timeframe to you we're hoping to lodge in the next couple of weeks. We'll be building in Thirlmere under Wollondilly Council. Whereabouts are you building? Getting so excited now it's finally getting to the stage of lodging it's been a year long process for us so far. Is this your first build? It's our first time building. We've done lots of renos but this is something different! So far we've found it pretty frustrating just trying to get answers and clarification on things. All the back and forth is painful! I can't wait for that to come around. We're really starting to think about all of that now as I want to be as prepared as I can for those appointments. Have you been to the tile shop yet? I'm planning to go and see what's in the range as I've got all these ideas and don't know wether they'll be feasible. My husband is a cabinet maker so it's killing us not being able to do the cabinetry. We are really hoping our kitchen appointment goes well and they are flexible with what we have in mind. I like the overall layout too but more wanting the finish to be a bit different to what's on display. We're sort of hoping we can work with the allocated budget to get them to do certain aspects of the kitchen that are necessary for completion to allow us add more finishes post handover. Not sure how that's going to play out... lol. We did move the beds around a fair bit that was our biggest change. I'll attach our plans. We have 3 kids so we wanted to try and make the bedrooms a bit bigger without increasing the size of the house. That's good advice to upgrade your aircon and insulation. Should look at that for our garage. We had to do a solar boosted hot water system as we don't have natural gas. Some of the things we changed/added are: Doing own ducted air post handover Doing own flooring post handover as we wanted timber floors Doing own septic as we just weren't getting clear answers Doing own external electrical as we need it run down a long shared road to our block and their quote was variable and didn't give us any detail despite numerous phone calls Extending media room in line with ensuite wall - a change we are waiting for them to make as we only just found out we have to put solar panels on our house for basix. They put them on front of our house as not enough roof space with the right aspect. Increasing the media means we can fit them on the north facing roof above it Added a sliding door to back of media room and cavity slider to our wir and hallway to bedrooms and added an extra linen press Changed door to ensuite to a normal internal door - waiting on that change too they made it clear glass! Lol Are you going through Renwick sales office? Thinking of starting up a thread on our build once things get moving as I've spent many hours reading through these forums. They are so helpful seeing what others are doing and going through. I came across yours when searching for Allworth posts. How handy is that having a husband as a cabinet maker. My husband specialises in earthworks but unfortunately due to insurance reasons we couldn't do our own bummer. Yes the threads were very helpful I got to see a few pictures and stuff online which helps I struggle to make final decisions as I keep finding things I like its so hard to stick with the decisions. We are doing limited electrical with the builder and getting someone in afterwards to do the rest as I found out they're charging around $130 each for a down light :I so I'll just Get a few through them and the rest later. I like what you did with the bed rooms. I kept mine the same as display but the media will double up a bedroom later on down the track and the smallest bedroom will probably become my study. I wish I extended the media now what a fantastic idea!!!! I plan on doing some render to our front facade later on down the track as we chose the portsi elevation and I think it may just look like a hell of a lot of brick if I don't render that front part. We also changed the way the door swings on the ensuite as I was a bit worried about how the shower door swings into the door I know theres a door stop there but if the ensuite door is open and you open the shower door it bangs into it I noticed. I dunno if you picked up on that or not. I haven't been to the tile place but I have spoken to them and they seem really good to deal with. They informed me they have heaps and heaps of range and there is lots of stuff you can upgrade to for a minimal price increase. I have been told to upgrade the carpet so I'm looking into that at the moment with accent carpets. I go to my appointments all at the end of the month so I'll know a bit more then. I'm hoping by the start of October we have started the build fingers crossed. I'm so excited for you how exciting is it. I'm so glad I found someone building the same house its going to help so much. Have you decided on colours yet? We went with a black brick, light facia and gutters and a dark colour bond roof but light grey roller door and front door. Theres so many colours to go with they're all so nice. Re: Allworth Langford Countryside or Langford 9Aug 15, 2017 6:08 pm Thanks feeling good about all the changes we've made to the plans. It was a great plan to start with so very pleased we could do the alterations without blowing the budget. What a shame your hubby can't do some of the site prep. It's really frustrating when you have a trade but can't use it. We've struggled with that too but I'm sure there'll be plenty for them to do after handover. Loving the facade you chose! I really wanted to change the facade but they said we couldn't if we went with the ready to live pricing. In saying that they still allowed us to delete the corner window from the main bed and delete the brick render off the front posts so don't really understand how that works...? Your external choices sound really nice too. I had so much trouble deciding as I liked so many different looks! We ended up going with the same brick as the display in a colour called Asphalt with Basalt roof and gutter and surfmist fascia and garage and white for windows and doors. Really hoping it all looks ok 😬 I get what you mean about all the brickwork too. I thought the same. I'm thinking of maybe cladding a section at the front to break it up. That'll be on the 'one day' list though I'm sure. We'll be doing the same with our electrical bare minimum lol. I'm pretty sure you'll get a chance to arrange cash jobs with the guys doing the house once it's all underway. That's what everyone keeps telling me. I'm loving the sound of your kitchen from your PM I loved the black kitchen on display too - it's gorgeous! You can't go wrong with black and white it'll look stunning! Have you got your quote back from Timpelle yet? We are officially lodged in Council as of last week - finally! Now the waiting begins. Hoping it all goes through nice and smoothly and as quickly as possible lol! So we had our kitchen appointment last week. We were both really impressed with how well it went. It was a massive appointment - we were there for 3.5 hours even with our plans already drawn up ourselves. I really felt like what I thought were fairly minor changes were actually pretty major lol! We ended up going with two options with them. Option A - they do all of it the way we wanted it to look or Option B they do the kitchen to the size specifications we want with all basic flat panels doors and then we do replace them with shakers ourselves. Will be interesting to see what the pricing difference will be. They were so good though - really patient and very willing to listen to what we wanted. Just praying the pricing is reasonable! We also changed the laundry and did very similar to you however we put a full length broom cupboard in. Extended the benchtop too to go over the washing machine. We will do some overheads ourselves at a later date. So good to hear you found the tile choices easy. I'm hoping it will be the same for us I pretty much have it all worked out in my head. We need to make an appointment just hard getting there during the week. Your electrical appointment sounds like it went really well too. You are so wise to do it all in one go how nice will it be to have it move in ready! I would love to go down that route but I think the finances will hold us back a bit. We do have an electrician in the family too so we will probably keep that appointment to a minimum still. I'm going to look at those heaters though they sound awesome! What did you do for external lighting? I'm wanting external wall lights are you getting them to allow for that? So many things to think about with electrical. We've been working on our plan so hopefully we're prepared. Can I ask did someone contact you to make the appointment? I know we need to organise our tile appointment ourselves, but we are yet to hear from the sales office about internal colours and I wasn't sure about the electrical. Will keep you posted with the rest of our choices. Going to look at flooring this weekend and I'll post some pics once we've done the tile selections too. Keep me updated with your progress. Re: Allworth Langford Countryside or Langford 13Sep 11, 2017 9:44 am I did get my quote back from the kitchen company, I don't know much about kitchens but it seemed very reasonable the shaker style doors came in at $300 something which was good. The handles came in around $400 but I have a lot of handles. I'm going with 40mm caesarstone in standard range which works out to be about $4000 with waterfall ends. I got all of the soft close for about $1700 on the doors and about $350 on the doors. which was pretty pricey but I know it will be worth it. All up between the laundry and the kitchen I spent about $12k in upgrades. But I got everything I wanted. I have adjusted my laundry too also to put in a broom cupboard as they had to extend a cabinet anyways so I just got them to adjust it but I'm yet to get a price back on that yet. I'm getting down lights in the eaves at this stage and down lights on the alfresco. No one contacted me I just rang and booked all my appointments. I've decided to only upgrade the underlay for the carpet as the kids will probably trash the carpet anyways but I had to ring accent carpets for that. I also have to ring ample air about the ducted and how I want it set up also. So many things to do its a little overwhelming but exciting. How are you going with all of yours? Doesn't take long to rack up 10's of thousands on top of your build price lol. I had 16k in our contract for finishing variations, and I think we are going to hit around 18k all up, and that doesn't include flooring which we are doing after handover. Could you clarify - was the shaker profile $300 per door panel (assuming it is from the thermo laminated range)? I didn't really want to look into it given their ridiculous markups on the things I did enquire about. Thats what we ended up doing, we quoted everything we wanted and went from their, though they forgot to quote he laundry overhead cabinets so they are doing that now. Are you building with Allworth or another builder? I was so unsure about the floor tiles but I think they will look good once laid. The photos don't really give them justice. No worries, I have got them to change a couple of things in our kitchen, just waiting for a price back. We are building the carlisle with Allworth. I started with Coral homes hence the title of our build thread lol, but got cold feet with them and changed to Allworth. So far so good for us, just a little impatient to get through the paperwork and contract stuff and get on with the build, like everyone that has ever built a house You are not the first person to second guess colour choices, I think everyone goes through that at some stage lol. I know we certainly did with our first build. My wife and I don't really have a style nor are we even remotely interior design minded, so for us it was a case of pick and hope. At the end of the day, you will make the house your home, and your furniture will add the life and texture to the room. This time around we have played it safe with a fairly neutral colour palette inside and will add some colour through furnishings. Yes I've tried to do the same by going whites and greys but I did take a risk in the kitchen by going black and white but I have a feeling it will look really good when its finished. I was going to go all white but my husband encouraged me to just get the kitchen I wanted instead of worrying about resale as its a long term home plus the amount of black isn't overwhelming which is good. I just keep telling myself its way better then our first house so it is what it is lol. Nice choice, great layout. We got our DA back this week so I'm trying to get the few loose ends sorted.
