The Builder has designed my house to have the garage on my boundary. is there an issue with that? Also when reading the footings report am I looking for anything in particular in there that could cause my issues? Only if the surface water drainage on the adjacent property has the water up against your garage. Re: New Home Questions 6Aug 02, 2017 11:56 am never assume anything is included and get written costs for everything and then add extra for more costs you haven't thought of also walk through other houses they are currently building that have not yet reached lockup to see how they look and the work they are doing - if in same estate/location even better i kept my build close to standard with a few upgraded items and floorplan changes and still added 25k to base price and from what understand i did well to keep it that low Re: New Home Questions 8Aug 02, 2017 12:26 pm ok maybe not as many standard things as i thought when thinking about it but could have easily gone another 30-40k+ if i had the budget, focused on things far easier to do during construction than after Have heard of people adding 60-80k at selections etc Re-arrange kitchen and add a corner pantry, and plumbed to fridge space plus cupboard over fridge (small kitchen so need space) Extended garage space to use what would have been a dead space behind garage Wiring (electrical, nbn provision and data) added external lights and power, ceiling fan provisions and tv ports, hot water controllers external and internal door upgrades plus deadbolts and patio bolts bonus deal that upgraded a bunch of things including giving me overhead cupboards, stone benchtops, dishwasher and upgraded appliances aircon above estimate flooring above estimate upgraded my ensuite with a rail shower etc but left main bathroom default - this way i dont have to worry about damaging tiles. Upgraded gutters to colourbond and mortar to make the base range bricks i liked look better. upgraded termite treatment to perimeter and not just wet areas 2 built in robes using nib walls and drawers/shelves in them and the WIR as well a few other smaller things so very much a death by a thousand cuts type of thing but i like to think that what i did add/change all focused on the things that will make it more comfortable to live in and not overcapitalised on it and are hard or more expensive to do after handover remember to think of the base house as more of a shell that you need to customise to suit you for extra costs Re: New Home Questions 9Aug 02, 2017 12:56 pm Thanks for the info. I haven't changed anything on my plans as it suited my needs. My footings came in $1000 over the allowance and have added a cavity door which was $600. I have selections in a couple weeks, however will be going pretty standard everywhere then adding it later if I need to upgrade it. My spend a bit more on the kitchen bench ETC. We were told that there may be additional costs to build on the boundary with a garage - think it was around the grand mark. Also may depend on what is built on the other side.
