Browse Forums Building A New House Re: Porter Davis homes 15147Jul 28, 2017 4:06 pm Hi, We are right at the start of the PD house build. Doing a KDRB in South East Melbourne. Going with a Kew 28. Paid our deposit etc, and are in the mist of looking at demolition quotes, power pits and just generally understanding the process. My first WOS visit is on Sunday so a bit excited and scared about that one! I do have a question. We have just seen the bank. Approval of the loan isn't an issue. But our bank (Bendigo Bank) will not release any of our funds until they have the signed contract. Do people pay the 5% out of their savings? Do you have to pay it on the day or are you given a few weeks etc? Was just something we didn't know until we sat down with the bank manager this afternoon. We are doing pretty much the same process as you, KDR in SE suburbs feel free to ask any questions. Apply for your electrical pitt ASAP as it took forever for us to get this organised. It was around 16 weeks just to get a quote from Ausnet. Re: Porter Davis homes 15149Jul 28, 2017 4:15 pm Generally the banks want you to put your own money in first before they provide any of their funds for the build so that sounds about right. Are you taking out a loan just for the construction of the house, or do you need one for the land as well? I'd raise it with your BC in advance, if it's only going to be a couple of days difference I'd guess that PD and the bank are both going to be fine with it. This is what is currently holding us up as we were given the wrong information by the council planning department. Thanks for the heads up re: planning permit. Will get onto that next! Re: Porter Davis homes 15152Jul 28, 2017 5:17 pm Another week gone and we have made some progress this week at least. Our plans with the new facade have been drawn up and sent off to the developer for approval, not sure just how much extra it's going to cost at this stage but I guess we will find out sometime soon. Given that we are on attempt number three with the developer I'm hoping that they take it easy on us this time and we get approval pretty quickly, then the process chugs it's way forward another step. The plan has moved from starting construction at the end of July to maybe end of August if we are lucky and beyond that if we're not, and probably pushes us over the Christmas period. Not much we can do I suppose and hopefully we don't have too many more setbacks from here. How is everyone else going? Thanks to the councils mistake that's long since passed and no way we will be in by Christmas. We don't even have a start date. I hope it will be in August some time. Re: Porter Davis homes 15154Jul 28, 2017 5:31 pm We are in week 5 of our build and so far we are really impressed with Porter Davis! Before heading to construction we were regretting signing up to them and had the worlds worst BC. So far at the end of week 5 we have our frame completed, colourblond roof on, aircon/heater installed and electrical rough in started! Our site supervisor seems great and doesn't mind us putting in extra noggins and electrical cables. I know there will be hiccups along the way but it's a great start.. That's when we had the chance to ask about the electrical work he was fine with it and said we liked to work with his customers needs. Sry if i sound stupid but I had the idea that PD doesnt allow anyone and so was kind of worried about how to go about it.Good to know that they work around their customers needs as these are very little things and not very major ones and it gets really disappointing if they are very rigid.Building a house is so complicated and one is sure to miss a few things....cheers Re: Porter Davis homes 15160Jul 28, 2017 6:13 pm As a rule PD do not allow 3rd parties to do anything on site, but I have heard some site supervisors allow it so it all depends on who you get. Dannielle, we are getting our towel rails and toilet roll holders done through PD, will they put the extra support in for these because we got them through them? It never crossed my mine before now. Three options 1 Ask the liquidator 2 Find another PD customer and ask the source of their report 3 Pay for new report 3 13962 I would never build with Fowler homes.
