They have a TV space on the left side of the wall at the ensuite entry. So not a worry. Great floor plan, really not much need to be changed apart from your plan. Thanks for keeping an eye on our blog and I note you are going with Nathan as your sales rep - he is great and was our sales rep also. One change which we couldn't make as we left it too late was in the kitchen. Swap the position of the pantry and fridge space and make the pantry wider so it has 3 doors instead of 2. Someone else on the forum (can't remember who) suggested it but we were too far down the track and Carlisle wouldn't let us make the change even with paying a variation fee. We both like the large space and will soon have photos of what it will be like as they started plastering yesterday and bricks meant to be finished by end of week. If years down the track you decide you need a wall putting back in, it won't be too hard to add a partition wall. Carlisle also didn't alter the contract time period even when we made quite a few changes so that should be fine. Dale. I wonder where a powder room would go? It would seem odd to have one out the back if the living area is all open - but then again it would be good to have one.. We have gone into quite some depth about the structural changes with the sales guy. Dale (above) is in the process of buidling this exact house with many of the changes we are making so at least a precendence has been set and it won't be too hard to follow. They can give us an idea of cost also based on what Dale paid which is pretty good at this stage. I am not sure if the contract will be extended at all (it wasn't in Dale's case), but even if it is it doesn't really bother us too much. Also we have decided that at this stage we would love to have a big open area at the back. If at a later stage we need another room for some reason it would be simple to add a partition wall (seems like Dale and I think quite alike!). But while there is the two of us there is no need. We quite like the open ensuite. From the bedroom you can really only see the vanities. The shower is actually quite hidden (not that we really care). The bedroom door will probably stay closed most of the time. The block is 18m wide, which is plenty wide enough for the extra garage width. As for the other small things, there will be enough space for a tv in the bedroom (as said already) and the WIT will probably be L-shaped. As for the powder room, I think there would be very minimal chance of putting one down near the back of the house. The walk isn't really that far! They can admire the rest of the house on the way!! Dale - it's great to be able to follow someones progress building the same house! I can't wait to see some pics of the inside once the plaster is up! just to get an idea of size really (there were no 32 sq display homes as you know!). As for the kitchen, does this mean that the pantry is actually wider (and makes the entrance to the laundry longer?) At the moment I think I like it the way it is, but will speak to my other half about it. Once again thank you all for your awesome comments!! I wasn't really meaning the walk is that far , but more that if there's kids asleep, guests have to go into that area to use a toilet, if you have a BBQ or something, it just means more mess through the house, and if you have kids they tend to forget to take their shoes off and run through the house with muddy gumboots or runners. It's just a big bug bear of mine in a lot of house designs, and I know a few people that have a toilet that is at the other end of the house from the living and outdoor areas and it drives them crazy, especially with kids. It's just somethig to think about. Apart from that one thing, I reckon the design is otherwise prettty damn good. I leave you to fend for yourself, figure things out yourself. Sarah - we can't wait to see our house with plaster too!! They were meant to start yesterday, so we will head up on the weekend to have a look. We are hoping we can get inside as we could also be at lock up. Jo, I know what you mean re the powder room. Although I think this design is better than some (like the first two houses we almost built!) in that you don't need to walk into that hallway very far or past any of the bedrooms to get to the loo. I am glad you weren't talking about the distance - otherwise I was wondering if you wanted the loo so close you could hear your guests peeing... Sarah, re the pantry, yes you are right with how you interpreted it. Someone else is doing that and adding 50% to the pantry, but yes the downside is the longer entrance to the laundry as that wall becomes longer. It is great to have someone else building the same house. So far we think the size of the 32 feels good. Yes our minor bedrooms aren't huge, but they are still all doubles, one probably only just. I am most excited about our big back room - which will probably be commonly referred to as the big room . Given the display homes don't have the rumpus walls up and just that floating wall, I find it hard to image it with those walls in and the feel of the place would be so different. But as Jo said, you don't have to actually go past the bedrooms to use it so I think it will be ok. Kids are definitely a LONG way off yet though (I'm only 22!!). For now one of the minor bedrooms will be a study and the others will just be spare I guess.
I will have to have a think about the pantry. I think it is quite big enough the way it is (we are even getting a kind of wall put down the centre of it to make the shelves stronger.. they are spanning quite a distance otherwise!). A bigger pantry would be nice though... hmmmmcx From the dimensions, the minor rooms in the 32 didn't seem to be too much smaller than in the 36. I'm sure they will be fine =) I am going to refer to the back as the big bright room!! I know what you mean about the walls though... it would definitely close that area off a lot (especially with the 32sq version).. thats a large percentage of the reason I love the house so much! We want to fit out the pantry later with the pull out drawers/shelving from IKEA, so as to make the most of the total spacen given it is so deep. So we will get a central thing put in later and make sure the sizes suit the inserts we want to use.
If you are interested in doing that sort of thing too, I would suggest checking the sizing of it all to check the widths will fit standard pantry fit out items from IKEA or elsewhere. I think the bigger pantry appealed to us as the previous houses we considered building had butler's pantry, so in a way we felt we were giving that up for this house. But I love the house so much more, so I don't care now anyhow... we will probably just leave the pantry as it without pull out draws. we are both quite tall and should be able to reach in there fine! how did your colour appointments go? were they a good help when you chose everything? Although in saying that, we still took about three hours to get through all the categories.
So we already had preferences for certain things. But also Carlisle made a lot of it easy with their booklet we got at the sales time, so we quickly chose kitchen sink, basins, vanity styles etc. before the appointment. The girl we had our appointment with was good. I don't think at any of the builders you get interior decorators as such, they don't offer a strong opinion. The M girl was useless, but Carlisle pretty good. Their selection centre is not as fancy, but it didn't matter. Many of the things we chose from photos rather than the real thing, and for some stuff that was ok - can't remember which things, probably garage door profiles and things like that. The hardest thing for me was bricks, as I didn't like many. We did that selection beforehand too by getting addresses of houses with bricks we might like. You have lots of time to do lots of research - look at lots of magazines and design internet sites and blogs, and this site of course. Make sure you don't have to finalise all your selections too early or you will second guess yourself as you see new things.
