Our land is existing land and we planed to knock down and rebuild.I tried to type the initial estimate but it disappeared suddenly. You will need to study your package carefully and land as well as the floor plan. I've chosen Saphire packages, which allows me to have less upgrade and less worry about the BASIX and council requirements, etc and I only need to put a small amount of money to upgrade other things at later stage. PS: For me, Saphire package allowed H class slab, BASIX, free fly screens, up to additional $15K for council requirements and lots of upgraded items (kitchen handle, Taps, shower, etc) Meanwhile, Evolution package seems to be promising and cheaper option ($50K cheaper than saphire), but depend on what you are looking for and your target. At tender appointment, they technically just explain to you what they have prepared for you and you will just have to prepare your questions. Tips: - Get ready to understand the building terms - Prepare questions and always stay on track. - If you have additional items that you want to put in the floor plan, get it during Tender appointment. - Get as much changes as you can during Tender, otherwise, its going to be messy during colour apointment. - Prepare DRINK and make sure you have enough sleep before. PS: New house always need a new slab which is part of the house price ($346,550) Anyway, Council site allowance is the item that Clarendon has predicted for the cost regarding the site but was not including as part of your inclusion / package. The number 2, Council site specific requirement is the item that Clarendon is aware but was not included in your package. The number 5, Additional site cost is an additional item that Clarendon is not aware on which you will be required to pay if there are more. (This is on top of the 2nd $40,000 item that you have). This is why I've chosen Saphire packages. There is no fee for "Council specific requirement" as it is already included in the Saphire package. All I need to worry is the "Additional Site code" which is approx. $15,000. Evolution package only cover basic site cost, but does not cover other council requirement cost, such as BASIX requirement and many others. Saphire and Evolution differ by $50,000, but Saphire also provide you with better products / items. If you see the cost difference between Evolution and Saphire, I think its better off for you to get Saphire. Regarding shower in your powder room, have you check the room size that got affected ? When you put shower, the affected room size will be pretty small. PS: I don't do landscape through Clarendon, I am doing it myself. FYI, Evolution package is really basic items, therefore, if you are looking for a nice quality house, you may need to put another $40,000 or more. PS: I add $40,000 to my Saphire package.
