Myself and my partner have recently purchased land in stage 8b at Alamanda. I'm quite nervous about it titling late as we too are wanting to get in for the FHOG. I'm glad to read on this forum that Alamanda and Point Cook as a whole is considered a great place to live as we are not that familiar with the area. I'm sure I'll be asking loads of (quite possible ridiculous) questions on this forum in the coming months so apologies in advance! We have a block of land in 7B which was supposed to title in June (I think), but now it's looking like July/August. Will be pretty close to you!
Should be alright for the FHB grant as long as you sign the contract before the end of June. The building doesn't have to start for 26 weeks from the contract date (not sure if there are any restrictions on when the land has to be titled by?) Glad to say Stage 5b is released . I was there on the other day, was very excited to see houses being build already though proter davis...I am going to build mine shortly... Great service and workmanship/quality. You will have some issues, but good luck.

Re: Anyone building at Alamanda??? 55Apr 10, 2009 12:07 am I think the buyback clause means that if you are going to sell the land before it is titled you have to offer it back to Alamanda firstly (who will only pay you the amount you paid for it). They may or may not want to buy it back from what I have heard. I got my block of land through a resale (they sold it themselves through a real estate agent) because Alamanda did not buy it back. However I did only pay the same amount as was originally paid because the seller is not allowed to make a profit before the land is titled or something along those lines. It seems that a lot of blocks are resold through real estate agents, so Alamanda mustn't really be buying them back anymore? Very much appreciated!!!! hi Mago-lover (1) not sure if you still need telstra conduit, but what you can do is to ask internode ( the optical fibre internet service provide for alamanda) if they can provide phone service over the fibre, i would expect it can be done (2) (a) is a conduit ( like a PVC pipe ) to run the fibre from street to the external wall of you house near the meter box or your designated location, techincally just a PVC pipe withsomeone did the correct digging. (b) once the fibre reached the external wall , a Optical network termination unit (ONU) is needed to recieve the signal from the fibre, this unit probably make the signal in the fibre ( which is light) into some form that your cat5e internet cable ( the blue one you use for internet connection) can understand . (c) then they will run the internet cable to anywhere in the house where you want to plug your computer into internet. this include providing a wall plate with a socket for you to plug in the internet plug. or what i will do is to plug a wireless router into this point then i can share the internet signal throughout the house and any laptop will use wifi to obtain the signals. As i'm all new to this, i'm just wondering, say if i purchase a lot that is 16m x 32m, how exactly will i know that that is the size of my lot at the time i sign my land contract when it is impossible to inspect the lot cause nothing has been pegged out just yet?.
