Browse Forums Building A New House Re: Who's building with Clarendon?? 17462Jul 10, 2017 12:04 pm gkc Can Clarendon do 2700 ceilings or only 2590? Can they rake ceilings? We've for its at 2750 for lower floor and 2600 for upper floor. On a different note, during our electrical we asked if we could move the switchboard to inside the garage but was told that because the meter is on the opposite side of the house it would be very costly. Did anyone meet this kind of resistance as well? Re: Who's building with Clarendon?? 17463Jul 10, 2017 12:09 pm Hi, How much time will clarendon take between tender appointment and contract appointment? if we have confirmed the tender on the same day of appointment ? Re: Who's building with Clarendon?? 17464Jul 10, 2017 12:22 pm ajedi2k bumblebee1985 Mrs RS Hi guys just wanted to know about the prelining walk through. .is it done before electrical has been done or after. .. Definitely after Yes your electrical and data/aircon duct work will be done before the meeting. You will see a yellow cross on the ground where the aircon duct will be(above). So this meeting is the last chance if you want to make any changes to location of certain provisions. Because once gyprock goes on it'a too late. So we can still change location at this stage? What about location of other wiring? Re: Who's building with Clarendon?? 17465Jul 10, 2017 1:28 pm Hi there. We are byielding a Sheridan 36 and currently have discovered a problem that our ss has not told us about. We went onto the property as the door was unlocked. But my husband will talk to him this week about our concerns. There is a gap between the wall and the concrete in the guest room. I don't know how this can be rectified?? The ceiling on the ground floor has been cut to get to the plumbing on the 2nd floor. If they patch it up, will it still look smooth? Our SS is also willing to let electrical do extra power points but that's about it...most don't allow big changes because they'd be obviously different to the plans... Definitely check the location of points and lights though - check that lights also have a baton because some of ours didn't and we had to once again put our foot down and tell them to do it as it's standard... Re: Who's building with Clarendon?? 17468Jul 10, 2017 9:23 pm jellytot Evening all, Has anyone opted to have first stair only in polished timber? If so, would you mind sharing the cost please? I have requested from Genneral Stairs, but they are painfully slow with their correspondence Also, it hadn't even crossed my mind, but in our electrical appointment last week, the consultant mentioned that the understairs storage is not lined as a standard. Is this right? I would assume that it would be? Cheers Re: Who's building with Clarendon?? 17469Jul 10, 2017 9:37 pm For those thinking of installing flooring after handover, we have just removed from our contract and these were the numbers based on a Sheridan 39 with rumpus At the colour consult, we selected laminate, platinum range carpeting and 10mm underlay. The total for the carpeting would have been $10753 ($4788 allowance + $5965 upgrade cost) The total for the laminate would have been $9908 ($5007 allowance + $4901 upgrade cost) Total = $20661 Instead, Choices Flooring will be installing the following post handover Platinum carpeting + 11mm underlay Karndean longboard vinyl planks (they look unbelievable) Total $19200 We chose to remove from our contract as although not much difference in price, the vinyl is far superior to the laminate and no scotia is a bonus Hope this helps! Re: Who's building with Clarendon?? 17472Jul 10, 2017 9:47 pm Quoting isn't working for me, so please excuse the following two posts .. For those interested, the polished stair quote came back at $3880 .. I literally LOL'd. No thanks We have been told by our CSO that the understairs storage will not be lined and if we would like it to be, we will need to pay. We will be fighting this it has never been discussed and isn't noted as an exclusion anywhere in our contract. We have selected to have a powerpoint and light in this area, so would love to know how they're planning on affixing these. What a joke! With the flooring tile was already included when we did our appt just paid extra for upgraded tiles and paid extra $$ to get the translucent glass door and a light point nothing else mentioned... We should be having gyprock wall soon insulation done on Saturday so hopefully get to what happens under the stairs. .. Re: Who's building with Clarendon?? 17479Jul 11, 2017 9:17 am Hey cybistro If we were going to do laminate, the builders would have tacked on the skirting for the floor people to reinstall on top of the laminate. In the case of vinyl though, it butts up against the skirting, so no need to remove and reinstall Re: Who's building with Clarendon?? 17480Jul 11, 2017 10:01 pm Just finished with our colours appointment today and boy was it a long day! We didn't finish with stairs and aircon (because they had already left at 5pm!) so we're gonna have to make separate appointments for those which will probably only take 30 minutes. Tip for those going to colours, go prepared with concrete ideas and colours in mind as it really helped us breeze through the colour selections. Visiting display homes with the colour boards in mind really helped us as well. Just spending half a day at Parklea with all the display homes helped us heaps. I must admit that I've been to pretty much half the display homes that Clarendon has (Jordan Springs, Parklea, Willowdale, Marsden Park), so that definitely did help although the home we are building is not on display anywhere lol. We just ticked off colours we liked and didn't like, and design ideas which we liked and didn't. We took the longest time at kitchens because of the massive amount of changes we are making there. Also, we didn't get a quote back from any of the colours or variations, except for carpet (gold underlay gold carpet) and laminate. We did not sign anything at all, so don't be afraid to tell them that you don't want to sign anything, or in our case, have nothing to sign off on. Tiles is tomorrow and I'm still contemplating between laminate and tiles for the main areas. It's irking me that for laminate, we have to pay $1000+ (or more according to Kitchens), for the scotia beading not to be there, in addition to the extra cost for laminate. Anyone went for laminate here and regretted it? My build blog here the stair balustrades? There is nothing special about these and I imagine literally every stair installer will be able to do this. 1 6690 The two 15mm holes are obviously not compliant. The Dept of Fair Trading would love to see this one! Do the gutters pool water after it stops raining? Although it's… 4 7822 Thanks for your reply. I will just wait and see I guess.
