If they are experienced and know how much things cost, then your tender should come in around what you've previously been quoted. Our guy slightly over quoted us, and we were pleasantly surprised when it came in slightly under. In terms of what you can control, I wish I had added in things I was likely to want before tender. I was so focused on keeping final the number as small as possibly that I messed up a lot of things. In hindsight I would have upgraded tiles to gold, allowed myself $10000 electrical budget, plus added in a bit of an allowance for colour appt. Problem we faced was we signed our contract with silver tiles and a $5000 electrical allowance. We took that paperwork to the bank, and got approved for x. We then had our appointments and spent an extra $14000 ($6500 tiles, $4000 extra on electrical, $3000 at colours). We had to find this money ourselves as our loan was already approved for the earlier amount. Just because you've included it in tender doesn't mean you have to spend the full $10000 on electrical, or if you see a cheaper tile you like, you can get credit for what you don't spend. You don't have to use all the money the bank loans you, but it's hard to get more once you've already been approved for the loan. Of course if you don't need finance or have extra cash to spend then this won't apply. On the whole tender isn't as scary as it's built up to be. It's really just you formally saying Clarendon I want to build with you. Hope your experience is a good one. Thanks for the information, it really helps me think about certain points...
