Browse Forums Building A New House 1 Jun 01, 2017 4:53 pm Hey all, I’m building with APG Homes in WA, part of the ABN group of companies (Webb and Brown, Dale Alcock, etc), in Gwelup WA. I’ve loved reading other build threads, so I thought it was only fair that I contribute with my experiences My wife and I started looking in 2015 for a block (not under any pressure or rush), and found a block in late 2015. We had a fair few things on at that point, so we waited until later in 2016 before looking for a builder. We based our home on the ‘Midori’ design from APG (http://www.apghomes.com.au/home-design/midori), but we changed the layout heaps! Plans and photos to follow… April 29, 2016 – Settlement on land October 31, 2016 – Signed preliminary works contract March 3, 2017 – Signed contract & pre-start March 24, 2017 – Final contract signed May 18, 2017 – Slab down June 14, 2017 - Ground floor brickwork started July 8, 2017 - Ground floor brickwork completed July 25, 2017 - Suspended slab poured August 22, 2017 - Brickies started work on the 2nd floor September 1, 2017 - 2nd floor brickwork complete September 11, 2017 - Roof carpenter started on the 2nd floor roof frame October 7, 2017 - Colorbond roof on 2nd floor October 13, 2017. Cement render on the upper storey internal & external walls November 3, 2017. White render, windows in, ceilings and cornices installed on the top storey. External upper storey walls rendered and painted. November 11, 2017 - Roof timbers started for the ground floor November 19, 2017 - Gutters, eaves and downpipes installed November 25, 2017 - Plumbing and electrical started downstairs December 2, 2017 - Roof cover complete on the ground floor, internal grey render almost complete December 17, 2017 - Ceilings and cornices installed on the ground floor January 12, 2018 - Lock-up! January 21, 2018 - Cabinet maker finished installing all the cabinets. Tiles arrived on site for tiler January 25, 2018 - Bench-tops installed, bath and basins installed. It's still very early days in our build, but we're thinking something like the following:
In the below sketch, the green denotes grass, yellow indicates poured aggregate, brown is garden. If the brown has a black box around it, it means a raised bed, otherwise, it's at ground level. After owning our block for about a year, and talking about putting a house on it for so long, it's so exciting for us to actually standing on a slab !! It's still such a long time until we can move in, but after all the talking about the house and making so many decisions about something that doesn't exist yet, it's so exciting to actually see action on the block It was great to see that the weather was cold and wet (wow, first time I think I've ever said that!!) Hopefully, the cooler weather ensures our slab doesn't dry out too quickly! We visited our site this weekend and were pleasantly surprised to see most of the left side wall complete! The brickies had started where the theatre was at the front of the house and worked their way back down that side of the house. They have done the internal and external brickwork. It was great to be able to stand in and see the dimensions of the theatre, study, and scullery... It's actually starting to feel like we're building a house!! The whole left-hand side of the house brickwork is done (well, it's not all at plate height yet, but it's getting there!). The theatre, study, powder room, scullery, kitchen, dining and games room are all done! We could actually walk INTO those rooms The brickies worked their way back down the left-hand side of the house, and are now working their way forward down the right-hand side of the house. I've checked the weather for this coming week and it's all fine (except for Friday), so I think this time next week we're going to have an almost finished ground floor Standing at our front door! Most of the ground floor brickwork is complete! There are still a few walls still to get to plate height, plus the main hallway, and some pillars in the front and back yard to complete. Our site supervisor said that the ground floor brickwork should be completed by Wednesday (July 5) and that the formwork should start to go up for the suspended slab on Thursday, July 6. That sure was quick!!!! The site was looking so open and clean last week, and take a look at it now! The reinforcing mesh is fully installed! The plumber has been on site and you can see where the toilet waste and drain pipes have had pipework installed. You can also see the orange marks which indicate where lights go underneath the suspended slab. I had no idea that the under slab lights are actually built into the slab! I imagined there would have been enough clearance between the slab and the ceiling to run the cables... Really weird to see so much conduit going into the slab!
