How much would it cost 9Jun 16, 2017 10:00 pm aloenyx My soil test came back with an issue, so my builder changed my fixed site costs to include a rock clause (basically they find rock I pay :*(), this was prior to signing of the contract. I was lucky they didn't find anything, but I was explained their process.. He said if they hit rock, they'd stop straight away and contact me, I would have a choice to have them keep going or to remove the rock myself. If they went ahead, they would film/photograph the process and send me copies along with costs. He showed me a pick of a mid size pile of rocks from another person's block and said that was costing $6k and would be highly unlikely they would find more then that on mine. The rock wall does look good. Yeah it was massive. This was our second build and never expected this. We are 80m away from our first build. We have been in since November so the pain has dulled a little but still have an extra $30k to pay back to my dad who loaned it to us Re: Rock excavation!!!! Also, M do not allow internal drop edge beams of more than 700mm so I would be very concerned here also. Particularly since there is no provisional sum in your contract to provide for such an eventuality. It is very odd that the two boreholes didn't show the existence of rock. They go to at least 2 metres deep so they know what kind of piering will be required for the slab. Definately get out to site and try to see the rock for yourself. Speak to your neighbours if you can also to see if they know of any rock also. Question everything. For example, I've always wondered how M can make those luxury promotions for free. It really makes one wonder how they can remain profitable whilst other builders are going under? If it looks like a duck and quacks like a duck.... maybe it is a duck.
