Just a heads up for anyone that needs these for their interim occupancy cert they are very expensive! The sales consultants should be familiar with what is required in their local council areas and be adding these in at tender. They have told us that we need one and is in our drawings for the balcony facing the road! We don't have it costed in the contract though. We will get one from a third party supplier better view blinds or elsewhere if required! They told us the same about the letterbox. I am not going to spend $900 for a letterbox and plan to save by getting a simple letterbox from Bunnings or elsewhere! Although my husband could get a ladder and just put one on. Variations through- one privacy screen about 1.5mx1.5m W want over $2k for. It's daylight robbery. It first came through as screenS for the elevations of master balcony, when in fact it's just one screen for the front balcony, so I was hoping the price was way off. They redid the wording but price still the same. Then I get told we can't delete our heat pump HWS incase the solar doesn't work on a cloudy day (it has electric boost), both systems are around $4000. I'm sure we'll get it resolved but the emails back and forth and waiting for things to be sorted out is just wasting time and causing me stress! We are waiting on our draft end panel to finalise our finance so we can get the pool in and get going. W also agreed to this after cross checking with council. W can still apply for IOC and can still handover as per normal. Bank will also be happy. We get 30 days to install privacy screen from IOC. I don't think that's an option in my council area and because we are at draft end panel stage I don't want to delay things. I have no doubt we could install a privacy screen ourselves (without louvres) for a few hundred bucks! My main worry on Friday was that they wouldn't remove the heat pump HWS when we signed off on the solar. It took a third opinion for them to agree to delete it. So I took that as a win and begrudgingly signed off on the privacy screen. I hope those are the last of the PCVs! I went through exactly the sane thing when I was building regarding privach screening to one side of the balcony to prevent overlooking (as if we would pop our heads over to look into the neighbours' yard!) Cost was $2100 from M for merbau leuvre screen similar size to yours - I lost the plot, they then halfed the price and I only agreed to prevent further delays with handover ... I'll have to check pics of the door frame area but I know over the window areas they will install the eaves on top of the brickwork. So during brickwork where they leaves gaps between the roofline and top of brickwork it does look strange, but it all works out once gutters and eaves are installed. With the doors, there will be frames added to it to cover. For the door this is done during lock up stage. Do you have a pic of the site plan, showing your building envelope compared to the block. Are your building setbacks only the bare minimum required? There must be a reason why the developer is not allowing you to fence up to the side column. With ours (being a corner block), the developer allowed us to have the fence/gates right up against the corner treatment columns. Yeah it's bizarre! Here is our siting... From the site plan, I can't see any reason why they wouldn't let you place the fence where you want it. Sight access from road shouldn't be an issue because its set back so much from your building line. Ours you can see below, and I actually want to move it now up to our front building line, because Wisdom have installed a tap to the front corner of the house, which I want to be in the backyard, but we'll see. I'm one of the last ones building in my estate, so I don't think the developer cares too much anymore, as other builds are getting away with a lot. Meaning the laundry door would open onto the front side yard?! Crazy. W spoke to them and managed to gain approx 3.7m back to allow for the laundry door to access the rear yard (yellow line). We're still not happy though as it means the downstairs lounge window (which will be a spare bedroom) will open on to the street.
