Well it's worked out very nicely I don't have a thread but I do have an Instagram for my build (because pics > everything right!) Oh great thanks! Will check it out soon I'm loving all these pics on this site - definitely gives me major inspo! Re: Our First Home Build with Commodore Homes in Seville Gro 11Jun 15, 2017 10:16 am Haha yeah, that's part of the main reason I wanted a scullery. I do most of the cooking and I tend to make a mess when I do it. This way I can do all the prep work out the back in the scullery while keeping the main kitchen relatively clean when I'm cooking and also have somewhere to put all my kitchen gadgets Our build thread with Smart Homes for Living in Wellard https://forum.homeone.com.au/viewtopic.php?f=31&t=86092 Re: Our First Home Build with Commodore Homes in Seville Gro 13Jun 15, 2017 10:28 am jad33mily Yay you finally have a thread! Absolutely love the master suite layout and I agree with tdk14, excellent choice with changing the theatre to the front Thanks jad33mily thought I'd take advantage of a quiet day at work and start one up! How did your meeting go yesterday? Do you have your final plan now? Re: Our First Home Build with Commodore Homes in Seville Gro 14Jun 15, 2017 10:36 am Meeting went extremely well thank you, contracts are signed and I will post the final house plan to my thread soon That pesky retaining wall between our blocks has now set us back some more money due to our garage but nothing we can do about it. They bumped up our siteworks costs aswell, due to the amount of contracts having to be put out before the grant boost is reduced, the site survey hasn't been completed yet but they don't expect it to go over the original provisional sum given to us. It says the land isn't titled either?! Don't know whether to question them on that as the website and the land developer provided the title details. Oh well. Most exciting thing was being told the next stage is the Prestart meeting, woohoo Re: Our First Home Build with Commodore Homes in Seville Gro 15Jun 15, 2017 10:46 am jad33mily Meeting went extremely well thank you, contracts are signed and I will post the final house plan to my thread soon That pesky retaining wall between our blocks has now set us back some more money due to our garage but nothing we can do about it. Most exciting thing was being told the next stage is the Prestart meeting, woohoo Oh yay can't wait to see! Is your garage going on the right side by the retaining wall? Ours is on the right but we don't have a retaining wall on that side! I remember them saying they preferred to have the driveway facing north but maybe you can ask to flip? I'm pretty sure the land is already titled btw! So I definitely would check that.. Prestart yay! The best part of this stressful process haha Re: Our First Home Build with Commodore Homes in Seville Gro 16Jun 15, 2017 11:07 am Still trying to figure out how to add photos on here hahaha Unfortunately we have to have the garage on the right also which means it's on top of the retaining wall I think, so they have to thicken the garage slab for it to be level with the wall, hence the extra costs but no biggie since the siteworks should come under the provision. Do you have a gap between your theatre and master bedroom with the wall to allow for your plumbing? Will definitely send them an email just to ease my mind Re: Our First Home Build with Commodore Homes in Seville Gro 17Jun 15, 2017 11:17 am Are you using a desktop or computer? I find its easier to do it from the comp! I upload the photos first and then go into full editor and type out the post Oh well a thicker slab is good at least! I have no idea about the plumbing but I'd be assuming so they'd have to figure it out somehow! Yep because I remember them saying the block is already titled so there shouldn't be any delays.. maybe email the land agent first? That way you can forward that email to your builder! Re: Our First Home Build with Commodore Homes in Seville Gro 18Jun 15, 2017 11:35 am Finally got it working thanks to your tip! I'm sure it will be fine, your site plan should be able to give you a rough guide. The plumbers might have to go up both sides of the house just really depends on the space between the boundaries and the house. Never would have a thought a little 2 brick high retaining wall would add so many more questions to my list. Great idea, hopefully it's not too much of an issue Re: Our First Home Build with Commodore Homes in Seville Gro 19Jun 15, 2017 12:18 pm Oh we've got like 1m or something from the boundary to the house so that'll be fine Yea I didn't even think of the retaining wall when I choosing a block! I think the only retaining wall part we've got is at the back which is fine.. Glad my tips helped you! I admit I was struggling yesterday until I realised that little hack.. Re: Our First Home Build with Commodore Homes in Seville Gro 20Jun 15, 2017 1:52 pm Retaining walls can be a headache and proved a hassle for us too. Ours ended up costing us more money because they had to cut part of it away to fit the garage properly and then get it certified by an engineer that it was suitable to build on. It was a surprise cost because at first the builder didn't think they would need to do it. We could have saved some cash if we made the front rooms, garage and hallway a little more narrow but we didn't want to as it's already a narrow block. Also our crossover had randomly been completed by the developer before we bought the block so we had saved some money there anyway so swings and roundabouts I guess I'll be asking for all sitework receipts before we make our final payment though to make sure we haven't been charged for anything that wasn't carried out. Our build thread with Smart Homes for Living in Wellard https://forum.homeone.com.au/viewtopic.php?f=31&t=86092 So still no slab and apparently the concreter cancelled. Here come the delays... apparently things haven't recovered quite as much as I thought. I've been told maybe next… 8 32173 hi guys. Please be nice. First time home builder in Qld.
