That's great news your wading through all the pricing and formalities you must be getting excited now. Any sign of a contract yet? I'm waiting on a truss quote and then we will have our pricing. Argh it's so painful waiting, I'm sure your feeling it too. I think I will cry when the slab goes down! This has been such a long process and many a times we have nearly given up but I'm sure when we live there it will all become worth it! We got the last of the pricing, we should have working drawings that will go to the energy raters for final stamping as apparently rules change come 1st July in NSW. It has passed though so that's the main thing. And contract will be soon also now everything is done. Our next hurdle is the final approval from the bank. Hoping its gentle 😂😂 they are a bit harder on us as we have our own business. We are also fighting the council to lift our stop work order due to the earthworks (long story) I see the solicitor again on Tuesday so that is making me feel a bit better that there may soon be a resolution. It's a draining and never ending process of choices and costs. Have you built before? Wow that's awesome the price is in, I hope it wasn't horrific. Ok a couple more hurdles to jump and your sorted. I hope the bank play nicely, I know what you mean about them being hard, they don't love us so much either. 5 kids and a single income doesn't put us far up the favorites list. A council stop work order, mmmm that sounds very interesting. I hope everything swings your way and you can get everything happening this week. Has anyone given you an idea on when you might get a site start? It has been a long drawn out process with blocks falling through and our first builder going broke. If nothing else it has taught me patience 😂😂 this is your second build yeah? What made you want to do it again so quickly? I tell my hubby I will die in this house 😂 Yeah it was scary but we added most things at the start so we won't have too many variances at choices time as most have been made. Also we are doing the flooring and air cond through our own trades as this saved us a stack! We employed our own earthworks as it was also about half the price and they started doing the driveway and site pad, even though we haven't cut further than what is allowed on the council exempt codes we still got shut down. So have been battling that. They admit we didn't really do anything wrong but they still don't like it so stood us down. I could imagine finance would be tough, I had a friend going for finance for her home when she was pregnant with number four, it was a race too get finance over the line before bubs as they decided with four children they wouldn't approve it but since bubs was still inside it wasn't considered a fourth child!! It's a shame when councils stick their nose in when you know you are in the right... then look the other way and possibly lead to crazy things like the London flat tower disaster! Solicitor sorting it out for us now so hopefully have some good news soon. Ridiculous what they turn a blind eye to. We have been tempted to drive around taking pictures of just that but didn't want to get anyone into trouble. Just felt a bit trapped for a bit. But onwards and upwards, we will build our home and it will be perfect 😊 Contracts next week and have just signed off final plans. Building our dream 59Jun 18, 2017 6:34 pm I just had a really good look at your plans, they are fantastic Abuild, I love all the storage and WIRs I have done the same with our new plans. Your kitchen is beautiful too, I love the windows, you get so many different outlooks from one space. Your kids bedrooms are massive at 4m wide Your external elevations are stunning I adore all those verandahs, what is the floor to the verandahs? Concrete or decking? I honestly can't wait to see your roof go on, a 30 degree roof pitch!!! OMG Abuild it will look gigantic! A normal roof pitch is 22.5 degrees, we have a 25 degrees pitch and our roof is coming in at $28k I was to scared to ask for a 30 degree pitch. How many m2 is your house plan? It looks about 390m2 with all those verandahs?? Have you got any selections to post up? I'm so excited to see this house start . In regards to your friend being pregnant with her 4th and having to rush the paper work before the birth, yeap that was us too. Crazy and very stressful, we made it by 12 days. Good god Abuild a broke builder, land falling through and all this council drama is enough to make you want to run away screaming!! Hubby changed jobs from an environments manager in a coal seam gas company to a regional council. He has spent so much time away from us we moved for family and lifestyle. Hence we sold our first build quickly and are queuing up like sheet to the slaughter to do it again . Agree about doing things yourself, I've been pushing back on suppliers for better rates and it working, the builders don't drive a hard as deal as we do . Wow that council sounds very painful I don't think I would be so patient and understanding, if your within the regulations they have no right to interfere on private property. I hope your solicitors kicks there bums and you can move forward. Slowly getting everything together over here too , pricing came back a bit shock worthy so am slashing that down now thank god.
