Hi Chevy, glad you like it, it was almost a deal breaker for me with no kitchen access to the pantry, i am still not 100% happy due to the rear bench size having to be reduced, but its a small trade off considering the size of the pantry. I treid different layouts like putting a Noosa style kitchen layout into the design instead, but it stopped the flow of the house a bit too much and created a really long hallway down one side. Iwould have loved to go a triple garage as well but i couldnt quite fit it on the block. Good luck with you build. A little disappointed that I've lost 3 months that could have been spent getting further through the admin stage whilst the land registered, but no point crying over spilt milk 😁 I've requested my deposit back from Coral Homes, less the retail cost of the contour survey they had done, have been met with flat refusal at the moment from their sales manager, will wait and see if a more "formal request" vets a different response. New design is a slightly modified Carlisle from Allworth (added a study to the front and increased the size of the WIR and Ensuite). Have had agreement in writing from Coral's sales manager to refund our deposit less the cost of a contour survey which they performed before I cancelled with them, so a small win. External Colours will be: Brick - PGH Blackheath Roof / Gutter - Colourbond Basalt Facia - Colourbond Basalt or Surfmist, still deciding on whether or not to break up the roof line colours (any tips / thoughts would be appreciated) Eaves - White Windows and Garage Door - Colourbond Surfmist Render to Front Columns - Light Grey Timber slats to front porch and Front door to be a mid red stain (probably merbau or similar, so I can match the decking on the front porch with customwood). Downpipes will be painted to match the roof colour. Looking forward to getting some proper drawing in the next week or so. Happy to be getting some real progress going. We have some moving of services to do ie gas bottles have been placed where my rear access roller door should be. But pretty much sorted as far as design now. We have picked our flooring now and after numerous weeks of getting quotes, I am surprised that Harvey Norman has put forward what I feel is the best value for money option for us, so deposit has been paid. Carpet will be to all bedrooms and media - dream weaver coastal comfort carbon on an 11mm 95kg underlay. Rest except bathroom / laundry will be Novocore Hybrid vinyl timber look planks, colour to be determined as there is a new range coming out in September/October. The Vinyl timber look is a click lock system that is 100% waterproof and has a cork backing to provide a layer of thermal insulation that should help the floor not feel as cold. Attached photos is roughly the colour of the flooring, not the actual products. Internal colour selections next week, as well as tile selections. Paint will be a light grey as the main wall colour, with white skirts and architrave. We will have some darker grey feature walls and the media room will be painted a very dark grey. Bathroom tiles will be the light grey floor tile with white to three walls with the timber feature. Vanity colour will be similar to the pic as well. We have put 16k in the tender as upgrade allowances, hoping to hit the mark or stay just under! Variation for electrical ended up at around $9k, which included them doing all the downlights (I would normal recommend these be done after handover, but it works better for our budgets and property valuation to have the builder do it in the contract). We also added a heap of double power points and data points, etc so was expecting a big variation, still a bit hard to cop $135 per downlight, but such is life. Just waiting on a price back from their kitchen company (Timpelle) who think that this process is a licence to print money, so not much being upgraded from the standard package. That said the standard package for our house is pretty good (it includes 20mm caeserstone with waterfall ends, overhead cupboards, and we can choose the thermo laminted cabinets). For an example of their ridiculous pricing, upgrade to supernatural range of caeserstone was around 9k. The cost difference for caeserstone slabs at retail would be approx. $2k, so $7k markup. Also got the final plan variation back so that is all pretty much finalised now, just waiting for CDC to be completed and we can sign contracts.
