Was just about to ask the same thing. My build - viewtopic.php?t=87470 The requirement came from the engineering company that did the footing design, and is included in my new home contract. I am not sure how they decide this, my neighbor is currently doing a knock-down rebuild with Rendition Homes, and he did not need to do this pre-wetting. Maybe other builders and Metricon interstate do this for the client whereas Metricon SA make us do it ourselves! Re: Metricon Lincoln 32 in Adelaide 25May 29, 2017 1:07 pm I think it might be due to the reactive soils here in Adelaide. We have a KDR and needed to do the same thing. I'm assuming getting moisture back into the soil after a house being there for 30 years ensures there is only soil contraction, not expansion once the slab is down. Lincoln32s neighbour not doing this may wreck that theory...unless the builder is doing the wetting. Hopefully someone with engineering expertise will advise us!! Re: Metricon Lincoln 32 in Adelaide 26May 29, 2017 3:36 pm Pretty much what you said, if there has been a slab and paths/driveways there for years it will be dry underneath compared to the relatively wet soil around the remainder. When they go putting a slab that isn't exactly where the old one was, it could have dire consequences. In some other states (maybe perth/WA) they could have more straigh sand instead of our clay/silt that we have here and may not hold water the same way Building a Fairmont Custom in Seaford Meadows Our Build Thread Re: Metricon Lincoln 32 in Adelaide 27May 31, 2017 1:19 pm Metricon are sending out an engineer to look at the pre-wetting requirements. There has been a bit of rain, and the demolition company were concerned that pre-wetting might result in a mudpit, so the engineering folk are going out to do another assessment this week. Hopefully this doesnt add too much of a delay to the start of the build! Re: Metricon Lincoln 32 in Adelaide 28Jun 02, 2017 4:03 pm More delays..... After harassing the demolition company a few times this week about when they will do the final clean up, get the water working and move their excavator, they finally told me all completed today and moved the excavator. But they also informed me that the water meter "snapped off the riser due to excessive corrosion" and that they reported it on Tuesday to SA Water and for me to deal with SA Water directly regarding the repair/replacement. I was annoyed they took until today (Friday) to tell me about the problem and that it was going to cause a delay for my build, and also that it took them from at least Saturday until Tuesday to even report it to SA Water to start the process. Anyway, SA Water should have the water fixed Tuesday, then I can finally commence the pre-wetting. To my un-educated eye the demolition company did a good job of the site and were also accomodating when we had to delay the demolition for a month due to Metricon delays. Unfortunately their scheduling of the work and communication of subsequent delays and problems on their side has been pretty poorly done, I think maybe they just have too many jobs and the customer service is the first thing to be dropped. Anyway.. i will get their in the end and hopefully have a great house! Re: Metricon Lincoln 32 in Adelaide 29Jun 09, 2017 10:00 am I am happy! Metricon's engineers determined that the pre-wetting was not required after they visited site and did some bore holes. SA Water finally fixed the broken water meter. And yesterday Metricon started work and preparing the site, I can now see an outline of the house on the block which is a good milestone to have done. Thanks. its 900m2 and about 15 minutes drive from Adelaide CBD (25 mins in really bad traffic) in a nice Jacaranda tree lined street. Really looking forward to moving there! Metricon Lincoln 32 in Adelaide 32Jun 09, 2017 1:01 pm How flat is that block!!! Your site cost must be very little. I just came back from Adelaide, you guys have got terrible traffic jam and absolutely not street parking on the CBD. This was within the initial ballpark they said when first talking to Metricon, so I was not too concerned, Because its a knock down and there was existing trees the site got classified as "P". This is the info from the engineering report.... Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Metricon Lincoln 32 in Adelaide 34Jun 09, 2017 1:49 pm lincoln32 Renman How flat is that block!!!
