Our build just started only slab poured before Christmas- Frame work suppose to start end of January 2017- site supervisor Andrew. I am bit of nervous now as you mentioned your build had numerous mistakes with poor quality workmanship- Appreciate if you could please share your experience regarding mistakes and quality/poor workmanship and what steps you taken whether it has been resolved or not. Yes our supervisor also Andrew . we are half way on our build - Building Benham-slab , frame , brickwork and roof completed. so how was your build experience with Rawson when it comes to quality and finished works ? You must be enjoying your new home. Most of the issues we raised with him during the build he would stop us half way through the sentance and finish it off and say ive got that on my list for when i get them back. I would suggest checking all of you variations carefully. We had 3 or 4 missed during the build which we chased and got fixed. Things like we asked for the wardrobes to be empty shells but shelf and rail installed and had to be removed and repaired. One single power point installed ratger than double. Pretty minor ones on whole. Out of the trades he used which i imagine you will get most of the same ones the worst of them seemed to be the painters who left lots of paint marks on windows window frames tiles benchtops and such. They were taken off between PCI and handover. One other thing i would keep in mind. I would buy any furniture fridges or such until you have been able to meadure the finised product. We had a few dimensions off by up to 1 or 2 cm and our fridge opening which we specified to have an opeinig of 95cm was 92 once the wall and cabinate thicknesses were taken out. Ours started start june last year and had a 6th of april hand over vased on that your probably looking at end october handover. Most of which were paint touchups and we are up to 12 items on our 13 week warranty list. We are very happy with the finished product they have given us. So far our build also moving nicely. but going through the Rawson home review or someone had build with bad experience, we feel anxious. we are also planning at least one independent inspection at PCI stage. I have been told that DM certifier will do pre-lining inspection - so I drop that inspection. Have you had any other independent inspection throughout your build? They wont pull up some of the items that an independant inspector workimg on your behalf will. In saying that housespect only brought up about 6 meaningfull items on prelinining with us. All of which Andy addressed and half of which Andy told us they would find when we did a walk through a few days b4. Most of the ones i have read involve sites that have had 3 or 4 ss during the build. There do seem to be some common ones 2 of which we had as well. 1. Ac contractor moved location of ac duct to go up fro ground floor cielimg to roof space through walk in robe removing a corner of usable space. 2. Drain for vanity in ensuit does not feed directly into the wall as depicted on plans bit through the floor with a false wall added below the floating vanity to hide. This one is due to the steel beam in the ceiling below in garage blocking the method shown 9n plans. Yes I know DM is working for Rawson , but at least they will check BCA requirements and code for framing whether it is satisfactory and would request Rawson to provide the report. Brickwork and roof is visible , plumbing, electricity and insulation that need to be checked. Do you know ground floor roof insulation is a variation not included as a standard. They said roof insulation included only for top roof under sarking. Originally I thought roof insulation will be for ground floor and top floor too. How do you rate their electrician contractor and their work. No ground floor insulation is an extra. We got andy to add as an onsite variation i think it was about 1500. As far as electrical went. All powerpoints and data points in roughly right spots one single powerpoint installed instead of a double but easy fix after pci. We are doing our light fittings shortly only got battens throughout except kitchen family dining area where we used our inluded downlights and a few extras. We need to do Driveway after handover - If you know anyone install a good driveway in a reasonable price. From memory the list was about 6 pages long and had to innitial each item that was both complete and had no defects. And sign the list of defectes at the back.
