Some of the flashing and lintel? was not up to scratch, so I've sent the findings to my client liaison officer to hopefully get these things rectified. I'm glad I opted for an independent building inspector because I have no idea about all these things! Re: First Build HGWA 28May 10, 2017 10:08 pm Exactly why I'm having one too. I'm glad they picked it up and it gets rectified. I had a friend tell me not to bother because builders do all sorts of ******* things and fix them up so you don't know! I think my house was built that way. There are so many things wrong with it. One of the major ones was the ceiling started to collapse. When it was being repaired I was told that they had used very little adhesive to stick the cornices up and not enough nails plus it was on exposed brick. My house is open plan and the entire roof could have collapsed. @Madora Dreamer Re: First Build HGWA 29May 10, 2017 11:58 pm Far out Madora Dreamer!! That's bloody scary and bordering on negligence. I was worried about building because everyone said that majority of the builders are crap but in the end I just wanted the satisfaction of building my own house after splitting up with my ex fiancé! 😜 Fingers crossed it all goes well! Re: First Build HGWA 30May 11, 2017 12:12 am So I shouldn't mention that not one single power point was affixed to the wall, the showers don't drain into the drain as the angle is incorrect. My retic was laid in electrical conduit so when I went to get the bore connected the company refused to do it. The whole retic system had to be lifted and relaid. I was a single mum with 2 young kids, one who was very unwell at the time when I moved in (20 years ago). I employed a building inspector. The only advice he gave me was to move the firewood away from the back door because of termites. My laundry window has never opened, it is wooden, in a wooden frame. Every tradesman that has come to work here asks me 'who on earth built this place, how did it pass its inspections?" That's why I am going with a reputable builder...I hope! @Madora Dreamer Re: First Build HGWA 32May 11, 2017 12:29 am I didn't build this house, it was 2 years old when I bought it. That is what put me off ever buying another place...one I keep thinking no-one would ever buy it and two what if it happened again. So I am trying something new @Madora Dreamer Re: First Build HGWA 33May 11, 2017 11:42 am jenza20 I just received the Plate Height report from the building inspector. I'm glad I opted for an independent building inspector because I have no idea about all these things! I think inspectors are well worth the money. They really do pick up things you'd probably never otherwise notice. Ours picked up that one of our garage piers was bowing 2mm beyond the allowance under the building standards. We probably wouldn't have even noticed the bow in the brickwork The only other thing he picked up so far was the brick tie spacing was out slightly too (again talking mm) so the builder added some more. Again not something I would have had a clue about. I think if they even pick up one thing like that they are well worth the money! House is looking great by the way. Which brick are you using? I would never have known about independent building inspectors and the like if I didn't join here. We will definitely be using one if we ever get our build off the ground. When I had my brick meeting I was asking my site supervisor what the silvery bits hanging out of the brick were, and those other metal looking things between the brick. This is why I got an inspector hahaha!! Re: First Build HGWA 36May 11, 2017 9:56 pm rabbitburrows Your place is looking great. Which brick are you using? Thanks rabbitburrows The brick I used was Austral's Federation Limestone. I totally forgot I chose the brick at prestart but I'm loving it! How's your land search going?? I hope you're able to build soon *fingers crossed* Re: First Build HGWA 37May 12, 2017 1:24 am jenza20 How's your land search going?? I hope you're able to build soon *fingers crossed* It's going. We found land in Dawesville, but it turns out the developer won't let you level the significant slope on the land, so that would add thousands to earthworks costs, not to mention the added building costs to have the house at multiple levels according to the slope. Pass. We are now surveying another property for accurate earthworks costs before we commit to something we can't afford. I started with Golden Bay, then secret harbour, vista, ocean sonething until I found mine. Further south than I wanted but I never imagined I could live so close to the beach. It was meant to be! @Madora Dreamer Re: First Build HGWA 39May 20, 2017 5:13 pm Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Oh hi manhole 👋 Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Excited to have a garage!
