Signing for a H&L package soon with Ausbuild in their new Gumdale Enclave Estate down in Brisbane City Council QLD and running through final additions to the prelim contract before lawyer checks documents and we sign off.

Decided to start a thread here to track and discuss things since its my first build. Though it looks like this builder's quote is quite comprehensive. There is no choice of other builder.
For a start, we are now completing Prelim Schedule A, and hope to sign and deposit in a couple days time.
These are some items and costs. looks quite reasonable to me mostly.
Proposed TIMELINE by builder :
APRIL
Prelim Building contract (inclusions sorted) and Deposit: $2500(non-refundable for soil test etc.)
Prelim Land Contract & Deposit : $2000 (refundable)
Draft working drawings and HIA building agreement, slab design, soil test
est. MAY
Land Registration will take around 2 weeks to title the land but could be delayed at BCC council side. Ausbuild says phase 1 and phase 2 land application will be lodged together but i don't think both phases will be approved together quickly? maybe another month for phase 2?
Sign HIA agreement and 5% building contract price.

Total Costs :
Land cost will be : $620k for 762sqm rectangular plot 16m x 47.5m
Base build is Newbury 39 Double storey (5 / 4.5 / 2) $335k
Total build "fixed cost" $440k
Major costs :
Fixed foundation 11.5k -For H-slab for the class H/E soil on the estate, includes rock removal. Retaining walls and back fence already up and site is levelled already. They are putting in the estate roads now.
Fixed earthworks says extra earthworks included in base price, says 1k allowance.
Fixed site drainage 1k
Fixed retaining 1.4k
Termite-mesh : $0.7k
Site waste spoil removal included in base price. 0k
Site works total as above ~15k
Facade : 26k , includes glass bordered balcony above and brickwork and rendering and stuff (i am assuming this is a bit of a margin for the builder as a facade upgrade is compulsory. The other 2 upgrade options are too fugly for us to consider unfortunately)
Main additions total 45.6k
2.7m ceilings both levels 12.2k
- with corresponding upgrade to shelves, lowering bulkhead, overheads +100mm, internal doors 2.3m and sliding doors alfresco 2.3m. Main door is 2.1m but should have an extra high-lite panel on top.

Tiles with upgrade downstairs and basic to alfresco and toilets 9.4k

Landscaping to be done within one month of handover and moving in as per estate covenant.
Plan to just grass turf the front with big patches of lavender and tea plants for a front boundary hedge. Backyard north facing will have row of raised self watering garden beds, Thick Woodchipped throughout with citrus and tropical fruit trees.
Things I am looking for opinions on here :
1) Also what about the clause for timeline of the build and penalties? Is this in the actual HIA agreement contract?
Builder has informed our big build will take around 26 weeks at least. They will probably start in August if land titling goes fine and we are looking at 30weeks max including 3 weeks off for christmas period and completion before end march 2018. How do I go about pushing them for this clause since they already know i am keen on this lot?
