Your internal changes are impressive, I couldn't even get coral to add 2 bedrooms and a 3rd bathroom without them telling me I had to go through there custom process at a upfront charge. We initially started with the Daydream 32 and made loads of changes, then changed to the Longreach and made loads more changes with multiple variations, so I made them work for their money. We loved that kitchen, gave the wow factor when we put it up for sale. They did do one quote but it was a shambles, I asked for another and I was told I had to go through the custom avenue, pay $1800 up front for a plan to be drafted and if we were happy they would then cost it, they said that would take a minimum of 8 weeks. Honestly coral aren't alone a majority of the project boys won't modify plans to much at the moment. Looking forward to seeing your update for today, you have amazing progress on your build. Nearly walked away on several occasions but stuck with it as had lived in a Coral home before (not built by us) and was very happy with it. I would probably be bankrupt if they charged for modifications haha. Made loads to the Daydream32 also so I'm a demanding client but hey that's my prerogative right? I was understand to a point but they were real frustrating at times as I guess I must have been to them. Probably would have built ages ago if I wasn't so fussy. Hats off to you, I couldn't get them to do anything for me, I wanted to build with them too as there inclusions are so good. No best to be fussy and take the time than rush and regret the choices (I'm trying to remind myself that while I twiddle my thumbs waiting on the drafter) it has certainly worked for you. Coral's inclusions are good and they offer good value for money, how did you go with Metricon? We went to a architect and independent builder, but the cost didn't reflect future value, am looking forward to seeing your plans and the waiting is a pain hey - 9 weeks for one tender for us. Love the suftmist and the wallaby facia sets it off nicely. No louvre window, would have loved one of those - it's a cavity slider door frame lol. Had an email from SS and should be having electrical, plumbing & air con rough in. Windows to be fitted and bricks to be delivered next week so should have lots happening. Couldn't agree more, our quote came back around the $440k bracket and the service was not rated at that value. The inclusions are very good and there is so little to add, that's what was so appealing to start with. Then I threw in the towel and went to Kris. Metricons inclusions are pretty woeful to be honest, everything is a upgrade (the garage door doesn't even come with a motor) we where so lucky when we built as the promos were great, free ducted, free facade and $29k spending spree plus lots of little bits and bobs, we only added $32k on to our base price to our finished contract . Can't even consider them this time as they are too pricey. Yes I agree about the custom builders, most I spoke to wanted $1400 + a sq and at 370m2 that's big biscuits. We got lucky with our builder, he does custom homes at better rates. Good god 9 weeks for one tender is madness. I nearly pulled my hair out waiting 6 days for the drafter to send our plans back ( clearly patients isn't my strong suit) Agree your roof is stunning makes me feel better about our choice. Metricon show homes always look amazing until you ask for 'how much finished to this spec' $32k on top of the base price is awesome, I try not to think about the cost of our 'extras'. 370m2 wow that's mahoosive biscuits at that price.......were the giving you gold floors? I was being very patient with Coral as I knew some of it was my doing but the sure did test me, sales were good but there was a lack of a care factor when I tried to push things, even when I made a complaint to the sales manger. Have just put it behind me for now until the build is complete. If their admin stage was a good as build then they would have lots more clients. Have you seen the new plantation super dooper fancy range?? The prices are insanity. Yes Metricon do displays extremely well, the finished spec price on the other hand is mental. The one display that I love is the McCarthys double at Rochedale wow that's a stunner. I modified a long reach too and that's what came to $440k I can show you the mock up if you want to see. Can you believe at 370m2 and $1400 per sq it was standard 300x300 tiling, no floor to ceiling tiling in the bathrooms and standard ceiling height. Lucky to get stone also. $1600 per m2 would get me a decent finish. not in this life time. It's really good you can look beyond the admin stage, it can be seriously trying, I honestly don't have the patients anymore, I'm not sure if it's because I'm older or the 5 kids have fried it but I'm over being fluffed around. I agree if there admin was better and sales consultants more concise they would be killing it (not just there customers through admin) You have a real nice raised portico roof too, are you having the timber top hatting to the raised portico? Will the pillars be bricked, tiles or render?? I just looked at the Plantation homes and good god.......I would want a full time butler included in those prices, do love Plantation homes also, they do good layouts but you pay a premium also. There are some incredible show homes around, the McCarthy homes at North Lakes and Burpengary are stunning and seem to go on forever, room after room. I was too scared to ask for pricing lol, also Macdonald Jones show homes are rather snappy, but everything in them is plus-plus dollars. Would really like to see these homes finished in 'base range' to do a direct comparison. Would love to see your layout of the Longreach please No way! I would have thought at that price per m2 you would have got some fancy inclusions, that canal homes pricing per square I reckon. It would be interesting to see how many other project builders are like that, I know of another 2 people that went elsewhere through frustration and that's well over a million dollars in business between the 3 of you. Maybe as long as they meet sales targets then that's what matters to them hey. But our SC did say to us that people have gone to other builders promising a price only to come back when site costs etc have gone through the roof. I will be giving subjective feedback when the build has finished then I can take the whole experience into account as there will be lots of pluses I'm sure. Thanks, it's the Cooloola portico. Oh god could you imagine how average those display would look without all the finery?? It's slightly annoying they are so over done and very unaffordable, I've looked at so many I find it a shock now to see a display house pared back. Agree about the McDonald jones ones, the acreage one at rochedale is stunning, they won't build in our area though (heck I can't even get a normal 45kg gas bottle delivery here 🤷🏼♀️) Here is my longreach, I just got the sales rep to email me the plans and I just print them and cut and paste while taking notes. OMG no!! Yes I do agree to that, coral and most of the big boys are now marketing to people who only want minor changes like windows or doors, maybe a few walls but not to the degree that we want. People are walking away only to find out custom builders are pricey and they can more than likely compromise on the design and make do. To be honest we could of compromised too and used the garage as 2 bedrooms and a bathroom and just put in a bigger shed. I really want a garage connected to the house though so we stepped away. Did you find any pics of your facade?? It will look great once it's finished. How's progress this week? Coral might be painful as hell through admin but once they get to site they normally do a great build and quickly too. There are so many amazing builds on here, it's a great library of resources I have to admit, one of my favs is a custom home in brissy it's was a stunning build. Hallmark leave their display homes bare and it's a bit weird looking around them as rooms look smaller without furniture in them. We nearly went with Hallmark as really liked their retreat acreage design. I might have a sticky beak at the McDonald Jones one if I'm in the area. We were too scared to look in the Metricon and Stroud ones at Jimboomba lol Holy moly!!!! That design is huge, would have been an absolute monster of a house, can't believe they let you walk away Wow......that is nearly double the cost of a 'normal' build, a serious investment. I would have a 150m2 house at that cost lol. Maybe they are trying to make even more money or competition is getting tight. Why compromise if you don't need to, I think you would end up being disappointed in the long run and sounds like you're happy with your decision and that's what counts No pics yet, will have a look over the weekend.
