Browse Forums Building A New House Re: JG King modified Heywood - Slab! 486Apr 03, 2017 10:51 am yes it is a game of keeping on top of them glad they made the fixes you needed! I'ts a bit hard to fix once the concrete is down! es the long wait till, slab bit of a bummer about the timing though. Our Build Thread - JG king Memphis Re: JG King modified Heywood - Slab! 487Apr 05, 2017 8:44 pm Sometime in the last couple of days we got teenie tiny fence. I'd call it a retaining wall but it's not retaining anything . It was meant to be built before the slab when there was a 400mm cut, now the slab has been back filled some clever person, who probably just wanted to get paid, has come along and built it above the natural ground level. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Don't let the scoria fool you that's just piled up against the back of it. If they back fill it they'll need another retaining wall to stop the fill falling onto the neighbours lot Re: JG King modified Heywood - Slab! 488Apr 05, 2017 9:01 pm How bizarre XD So I work in projects.. software projects.. and the only way things work is everyone communicating face to face even though everything is written down too.. but I feel like with house builds, tradies just get passed a page of instructions of their part only.. and that's it.. so nothing quite goes together.. Yeah it's so silly. They certainly don't work as a unit. We had a giant hole at the front where the strip footings for the porch and piers are, caused by them trying to find the buried screw piles. When my father in law asked the concretors what they were going to do about it they said "we're just going to fill it with concrete, we're not paying for it"! None of them give a hoot about anything, they just plough forward with their own jobs, regardless of what has been left by the previous person. Re: JG King modified Heywood - Slab! 490Apr 06, 2017 9:51 am I believe that's where a small builder who controls most of his tradies is different from this volume builder's sub-contractor tradies... With my build a plasterer can't blame a carpenter or an electrcian can't blame another tradie if something is wrong... everything will/was dealt directly by the builder with his tradies... The builder takes ownership of the build which we expect from a SS of volume builders.... but reading the build threads, I start to believe a SS role is to just organise the tradies and arrange walkthrough with client at various stages... Without a doubt! We've been having a laugh about the term "supervisor". They should be called coordinators because that's what they do. Ours seems to be a good guy who's been very approachable about issues but the only people doing any supervising is us. I ran into ours when the concretors called him because they couldn't find a couple of screw piles and it was clear that it was the first time he had been to our site, he remembered that we said they had cut the site wrong but he hadn't been to look at it yet. Re: JG King modified Heywood - Slab! 492Apr 06, 2017 10:17 am My SS admitted to having 18 concurrent jobs recently. Re: JG King modified Heywood - Slab! 493Apr 06, 2017 10:29 am Nico My SS admitted to having 18 concurrent jobs recently. I don't know how many ours has but he said he is under the pump because they have just had 2 resign. From what I understood from another source, they had just built up numbers again. Where's the scared emoticon when you need one? Re: JG King modified Heywood - Slab! 494Apr 06, 2017 12:06 pm Yep, we were given the same excuses throughout as well. Too many jobs on the go, or turnover of staff...... I got sick of hearing how many other builds he had to 'supervise'. I was paying for ONE house, and if they couldn't deliver, then they shouldn't have taken my money or signed their side of the contract. Re: JG King modified Heywood - Slab! 496Apr 11, 2017 3:53 pm Chased up our next SS today, no frame tomorrow ☹️. Delays at the factory. It will be delivered next Tuesday and framers will be there Wednesday. It's a shame we've had no action on site while the kids are on holidays ☹️. Certainly wasn't expecting 3 weeks between slab and frame, this is meant to be the quick bit. Re: JG King modified Heywood - Slab! 498Apr 13, 2017 4:56 pm So hubby calls up the new SS today (the one who said the framers would be there next Wed) to check when they would like our inspector for frame to turn up, last day so they're still there (like they wanted with concretors), or anytime after, and he says he doesn't know when they are booked for because the base guy was doing that! Originally the base guy said that the other guy was doing it! So he texts base SS who comes back saying he's spoken to them and they'll get to us sometime next week 24/4 and hope to finish by the end of month! That's not next week! So basically we're looking at 4 weeks of no action. If they cant even get framers there god help us when we get to the brickies! Sorry for the vent it's been a bad week. Note to JG King, I don't think this 2 SS thing works very well. Re: JG King modified Heywood - Slab! 500Apr 15, 2017 6:56 pm Oh bank thats terrible after all the waiting youve done. This probably wont fill you with confidence but we have a double story jg king being built 5 houses down and they have had slab down since january. No frames at all but they did have thier bricks delivered 2 weeks ago. Hopefully it goes fast and they get them up quick for you. I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
