We are building a fairly standard four bedroom, 2 bath in Albury NSW. We have chosen to go with a local builder who builds in our area. I have included a copy of our plans, the original plan plus some of our modifications. It is still early stages for us so any feedback is more than welcome. Re: Our First Home - Local Builder 2Mar 27, 2017 9:27 pm Love the floor plan! Great use of the space, nothing is wasted at all. The one thing I wasn't a fan of in the original was the study, it seemed a little too small to be functional but as extra garage storage it would be super handy, personally I would prefer it all to be a massive pantry/storage but can definitely see where garage space would be preferred depending on people's needs. The sliders on the lounge so it can be opened up also a fantastic idea, would make the space feel so much bigger but still give the option of privacy. I wish I had thought of putting the towel rails up higher, great idea! I hate it when big towels drag on the floor! We are building rurally/regionally as well, and with a local builder too! I notice that single storey was chosen, I'm guessing you've managed to snag a bigger block of land than most 'urban' blocks. Have you noticed any rural costs add-ons at all, i.e. everything costs more because of freight? Also, I'm only guessing, but Albury looks to be a cooler climate. What is your plan for windows sizes at present? Also, I would be interested in making the alfresco bigger, especially if there's plans for an outdoor dining/bbq area! I'll attach the dimensions and a photo below. I haven't noticed any add ons for a rural area but having never built in the city I guess I wouldn't know? We are going to Melb to check out some displays there just for kicks so that might give me more of an idea. I honestly don't know how big our windows are! That is something I will look into. Albury is hot in Summer and cool in Winter but I think the orientation of our block will work for that. Definite plans to extend the alfresco, may even leave it off entirely. Not sure yet. It's fairly rectangular 18m frontage, 43m long and 19m at the back. It's pretty flat (no site costs) the driveway will have a slight slope towards the street. The building in the back is a Childcare Centre, brand new. Our estate is also new, we were about 4th to put a deposit down. No builds have started yet. I think the estate has about 40 blocks, our is one of the larger ones. Re: Our First Home - Local Builder 8Mar 31, 2017 2:44 pm Awesome and congratulations on settlement! So many houses! It was cool to see project builders I often hear about like Fairhaven and Porter Davis. We have narrowed our kitchen choices down to two options. We haven't picked specific colour names but would love an opinion if you have one! Our flooring will be a dark grey timber laminate similar colour to picture one floor (I hardly saw any laminate today, all tiles!) With either: a)light/white stone and dark splashback or b) dark stone and light splashback. See two pics for examples, the second pic had a window splashback but we would change this for a light glass splashback. I have to be honest I wasn't sure about the garage change initially but considering I am a keen veggie grower I think it'll be great to have an extra freezer in there. Moving the door limits how you can use that area and takes out a corner you could use.
