Currently we're waiting on the tender to be made ready. Although we have a few changes to make still. We are building in Griffin but not in an estate. It's a block that was held privately by a family that owned lots of land in the area and obviously made their fortune that way! It's a bit bigger than average for the area at 752sqm with a 34m frontage. We have built once before and swore we would never do it again - but one should never say never right! We've made some similar changes to you. We've actually removed the theatre wall to create a large rumpus area and extended it 2m in width that leads out on to the alfresco area. We needed to fill my husband's pool table in! We've also extended the ensuite and WIR as it is now downstairs and we had room. I can't quite figure out how to post pics here but as soon as I do, I'll post a pick of the rough plan of the house. It's easier to see the changes there than writing them. Other bits: we added a shower to the downstairs powder room and large windows to the upstairs living and kitchen [for view purposes!]. Can I ask how long did it take you to move from tender to commencement? We also love the alfresco areas in this design but we've moved ours to the left side of the house because of flipping the two areas which fits well with the size of our block also. We've actually been messed about a bit by Clarendon. We had our tender presentation, but decided to make a few changes (admittedly they were fairly significant eg shower to powder room downstairs, as well as extend house by 0.8m in length). Because of this, head office wanted to redo the tender, even though we'd paid the $1000 at our initial tender. Our 2nd tender is actually due back tomorrow - Even though we got messed around I'm super excited because the 2nd tender should include all of our revised changes, so will actually get to see what it will look like, at least on paper anyway. Not entirely sure when we will start our build. Once new tender is accepted, I believe it takes Clarendon 5-6 weeks to do the contract and plans, and then another 5-6 weeks for council approval. After that we should be good to build. I'm hoping we'll start building in June or July at the latest. It's frustrating watching others in our street building and knowing we're still so far away from even starting. I'm crossing my fingers we're in for Christmas. Will upload new plans tomorrow ? Still a few things that need fixing, but it's all starting to come together.
Seems that as soon as you change something, it throws something else out. By raising the downstairs ceiling to 2.75m they've had to add in 2 extra stairs which has then in turn made the rumpus 30cm narrower (even though we extended the length of the house by 80cm). Any progress on your build? Hope you're managing to stay dry through this crazy weather. We are still waiting on our tender appointment but we did hear from our Sales Consultant that the powers that be wanted another $1300 [in addition to the $1000 already in the estimate - sound familiar?] for 'swapping' our kitchen, family etc upstairs and master bedroom downstairs. He said they claimed it would take two extra days to redraw the plans. I'm skeptical but we gave them the go ahead because we've invested so much time in getting our plan 'right' for us. Anyhoot, we hope to hear about the tender this coming week. I'll keep you posted as we progress. Can you tell me how you uploaded your pics? When I click on the 'insert an image' - it only comes up with insert a url?? Weather-wise it was definitely a crazy week! Click on that and then click the option 'Photo Library', from there you can choose a picture to add. Not surprised by Clarendon wanting more money. They certainly don't miss you, although it's important to get your plans right early on. At our Re-tender we were cautioned about making many more changes or we'd need a re re tender. Unfortunately for us, by raising the ceiling to 2.75 downstairs we required an additional step to be added to the staircase. This in turn pushed the rumpus forward reducing the width of the room by 30cm. Didn't want to do that, so took out the higher ceilings in favour of the larger rumpus. Also added in a gas point behind the family room wall for a future fireplace. We saw the gas fireplaces at the home show lately, and couldn't help ourselves. Actually had a pleasant surprise lately. Got some quotes for security screens (crimesafe style). Came back around $11-13k). Was expecting closer to $20k. The large stacker doors we've got on the back are $4000 by themselves, so not sure if we'll get them done. But the idea of getting the house screened up (excluding back door) for around $7k was a lot less than I expected. Look forward to seeing your plans. Does it means you have existing house? 480K is pretty high for a new house (not existing). The ground one is 2.75m and first one is 2.6 . Both 'quote is about $7,000. What do you think? And I would like to have the glass stair case. Do you think it's ok to have glass stair case? but it is a bit expensive as well . the stair balustrades?
