Both my brother and a close friend each built in one of Melbournes northern estates. Each had major dramas with rock removal. They had big battles with they're builders regarding bills of $27,000 and $35,000 for removal of these boulders.
For the sake of a few hundred dollars, get a solicitor to check your contract before you sign anything. My freind was tied in to pay instalments by time frame, even if the stage wasn't completed. Hubby and I are currently in the process of having our home built with Porter Davis and we have nothing but nice things to say about them so far.... Our bricks were no longer available as well, but they allowed us to choose another brick and ugrade for free... but it was all signed and dotted so there is no going back on their word...... i hope! I will need to keep my eye wide open I think.. I guess you can never trust anyone, it doesn't matter how big or small the company, how expensive or how cheap.... they are still out there just to make money.... just like we would be if it was our own business! best advise i can give... do ALL your research and do constant checks on the house whilst it is being built... if you're not happy with something, dont let them tell you it is fine as it is... you're the one paying the money... you're the one that has as ay in what goes in the house Re: Which builder? 19Sep 27, 2006 1:31 pm When building, always visit the site reguarly and when the bricks/tiles arrive, check them before they start building with them. Also once they start laying the bricks, visit even more reguarly to see what the job looks like. You can sometimes see that things are not right and if you stop them early, they have less to lose and will be more ameanable to pulling down and starting again.
Don't rely on their project manager, his intrest is nowhere near yours. 3timesbuilda Contract Terms 20Sep 27, 2006 2:55 pm Be very carefull about how you approach defective work. Most contracts have a clause which prohibits you from interferring or directing any worker or sub-contractor. If you have a concern get on to the supervisor. Ours never returned our calls so I guess that doesn't help.
If we were to build again I think we would do it as owner builders perhaps in that way you are in control. There is nothing more frustrating than being told of sub-contractor problems on an ongoing basis and not being able to verify if you are being told the truth.
