Browse Forums Building A New House Re: Project builder, custom builder or owner builder 2Mar 21, 2017 11:16 am If costs is your issue, custom builders will definitely cost more. We're really struggling to find a custom builder to come within $150k of what project builders cost. I've heard through owner building you can save up to 30% but there are risks too... keen to hear from people with experience on this as well Re: Project builder, custom builder or owner builder 3Mar 21, 2017 11:30 am Paid a set fee to owner build to a project manager, got top trades and really good prices, would have cost me more if I had not got project manager and that's including his fees, also allows you to chip in with your own labour and or research and quotes. Re: Project builder, custom builder or owner builder 4Mar 21, 2017 7:41 pm We thought about owner building but were told that its harder to borrow money for as its a higher risk for the banks so you need to have a large chunk of the build cost yourself. I can't agree with you more. Project managers bring more to the table than the traditional builder. The project manager is employed to satisfy your interest, not the builders. Disclaimer: I am a project manager my business does exactly what Joker is suggesting, bring you the client more value. Re: Project builder, custom builder or owner builder 6Jun 01, 2017 5:44 pm 10 years ago there was only one major bank willing to deal with owner-builders, so some stories you hear about it being difficult are likely to be out of date. Most of the major banks are now familiar with, and happy to deal with, owner builders. Project managers are a great idea, and I've known a few of them, so I'd encourage that. In most States you'll need to do a short course first before you can owner-build, so you'll have a better idea at that stage of what you're doing, but it never hurts to have expert advice. A while back (I'm not sure if this is still the case) if you show Bunnings your owner builder licence they'll give you a 10% discount card. I didn't compromise on anything we wanted, we picked, then we went about getting best pricing with various strategies. Re: Project builder, custom builder or owner builder 8Jun 09, 2017 9:37 am Awesome! Thank you all for your advise. Looking like getting a project manager is the way to go Re: Project builder, custom builder or owner builder 10Oct 05, 2017 1:04 pm We looked up project build vs custom build. We are building project. While there were additional charges for downlights slightly above cost price this also includes the electrician to install them. We have managed to upgrade everything in our house or stone benches throughout with island bench thicker stone, upgraded tiles, feature walls etc etc and we got this for 1000-1100 per metre. If we went to a customer build we were quoted 1200-1400 a metre minimum. We got a few things done ourselves eg carpet but we went to the same supplier our builder uses and they gave us the same price they charge the builder minus their mark up. We were able to customise as much as we liked. That said, some project builds aren't very flexible so you have to look around.
