I recently turned this piece of wood over and found it half eaten out and full of termites therefore I am taking termite protection seriously. Hey Beetaloo - What did you decide with your termite protection? Not sure if you saw this termite protection idea we installed at our place... We left a 50mm gap between the house and the verandah slab, ran some 13mm bore line round the perimeter and attached a tap on each corner. This way we can poor termite protection straight into the line instead of spraying. Re: Owner Build in Southern Flinders Ranges- Cert of Occupan 206Mar 19, 2017 12:09 pm Re Termite protection, I poured my slab in one continuous pour and have left 160mm exposed edge to the slab all around the house (regulations require 100mm exposed edge for a timber framed building). I also used treated timber for all my framing. Treated timber meant that I needed to use galv nails etc. I have a pest control contractor come out every 2 years (including throughout my construction progress). They usually find termites outside the house but not inside. One only has to leave a piece of untreated wood on the ground for a couple of months and the termites will find it. All my fire wood is installed off the ground Re: Owner Build in Southern Flinders Ranges- Cert of Occupan 207Mar 24, 2017 7:58 pm Minor update on the fire near my property. The fire is now officially out. It was caused by heavy machinery hitting rock and creating sparks. (the road near my property is currently being reconstructed/rebuilt). Not much I can do about that. Whoever said that life in the country is boring and nothing ever happens. Love your work B Re: Owner Build in Southern Flinders Ranges- Cert of Occupan 216Apr 21, 2017 10:09 pm thanks for your comments. It has been very difficult building 160km from the nearest hardware store. And my build has been complicated by major bush fires (3 off) in the last 2 years. p.s I have now opened my property to bush walking groups for overnight accommodation.whilst passing throught the area Re: Owner Build in Southern Flinders Ranges- Cert of Occupan 217Apr 28, 2017 6:11 am Congratulations on your COO! Glad everything was ok with the fires. Verandah looks great Build thread http://tinyurl.com/llgc7yk Re: Owner Build in Southern Flinders Ranges- Cert of Occupan 218Jun 02, 2017 1:44 pm Winter is now nearly here. This will be my first winter with the house 100% complete. So far my solar passive design in working really well. The days here are characterised by clear sunny days and cold nights. Occasionally a storm passes through but clears after a couple of days. So far the coldest my house has got down to overnight is 17 degrees and that is without any form of heating and with minimum overnight temperatures of around 1 to 3 degrees. Typically the house is back up to 20 degrees within a couple of hours after sunrise. I am sort of looking forward to some more wintry days so I will have an excuse to light the fire in the evening.. Re: Owner Build in Southern Flinders Ranges- Cert of Occupan 219Jun 05, 2017 10:34 pm Hi Beetaloo, I'll be interested to see how it goes through the winter. We finally have our DA into council to do an owner build ourselves. E are going to do a knock down rebuild. I've incorporated such things as 900mm eaves, double glazing, zones within the house and living areas facing north etc. Once I get the approval I intend to start an ongoing blog as the build progresses. We bought a pop top caravan today to use as a site office and occasional stay over. I'm in Belrose in Sydney and fortunately hardware and the like are just up the road not 160kms away 🤗 Re: Owner Build in Southern Flinders Ranges - Weatherboard C 220Jun 14, 2017 1:15 pm Beetaloo Starting installing weatherboard cladding - 150mm Linea Scyon I found the boards (16mm thick) difficult to cut. Saw blades were wearing out in a couple of hours. I tried both cheap blades & expensive genuine blades. They all wore out quickly. The genuine blades did last a bit longer. In desperation when I had run out of blades one weekend, I tried an old rusty +40 year old blade. It worked a treat. I was able to complete all the remaining cladding using this one blade. (Its teeth are different to the new blades. There are 2 rows of teeth) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I'm going to dig up a old post. I note that Linea Scyont comes only comes in 4200mm lengths. How did you join the Linea Scyon planks? Are the joins visable for a couple of metres? And lastly, was the trim difficult to get right in terms of installation, window flashing and corners. Congratulations! Nice to put that to bed before christmas, now you can relax 3 7659 We are in NSW and require 2 positive covenants to be placed on the property didnt really underdtand this but apparently it will take a few months, and have just been… 2 7840 0 6046 |
