H Family Build

Yeah we are qld Coral build and had to prove we could pay them pretty much.

Im just frustrated by the time frame I guess because today is her cut off and my last chance she could order a march start date. Now we will have to wait for April. Just annoying when 1 week ago i spoke with her and rang my bank manager to bring her up to speed and tell her what i needed by today. Then last min HO move the goal posts on me.

Can you offer to do screen shot like Vonsta so that it can be done today and not delay you? Geez it seems like the more debt you are going to be in the easier it is

They 100% need the loan docs etc as they need to do their building insurance to give to ur bank so they can get the approval to start the build process

We gave them a copy of our funds in account and a copy of the "letter of offer" from the bank...thats it..and filled out the "proof of ability to pay " form

They have already provided our bank with their insurance documents. I have a copy of the email where they provided them along with council approvals etc and then requested this letter to commence

They also have proof of ability to pay from our bank and my manager sent them another email today stating in writing that we have the green light but the documents are just not yet ready. She requests in the email to allow this exception as it good to go and confirms our ability to pay further installments without funding. Coral are sticking to their ground on this one.

Building in Logan council area and our activity window has been knocked back due to not enough natural light. Anyone else from same council had issues? Just told Coral that they have two daydreams on display in Logan with the same fricking window. This isn't our only problem either. Apparently the battens are over the building envelope so we either reposition or pay a $1600 fee to the council - all this the day before our wedding!

Omg wedding day!! Hope the rain has held off and its fab. Dont forget pics lol

. Just realised this is exactly what you said, but coral didn't ask for loan docs, just funds available in bank, authority to commence from bank and proof of ability to pay form.

What does 7.2 say? Unless it says proof of loan is required, she's wrong.

I think she's suggesting that (c) which relates to obtaining finance (for what I assume is the build- can't see that subsection) requires evidence of such , Ie loan documents. However if she wants to get smart (as they all seem to do), 3.2(c) just requires you to obtain the finance, not to provide evidence, which would be implicit by providing an ACC. However rather than trying to give them a lesson in contract law I've found it is just easier and quicker to give them what they want unfortunately.

Hmmm seems weird! The letter of authority from the bank was enough for us.. We bank with st george if that makes a difference?

Thanks ryalls, HQ chick likes to beat her chest and show shes in charge. She knows im pushing for a march start as we were told Feb right up and even on contract signing day. Shes saying under the T&C on QBCC building contract they must have the loan documents

Sorry we are only just coming up to this part too but I'd be the same as you. It doesn't state they need to see loan docs in contract. Only evidence of payment so bank letter which is what we've been told too (I'll let you know if different) can you ask your SC? Or go above her head to her boss? Really not what you need at moment though. Goodluck

Its just frustrating the whole time frame process. We spoke with Coral before we even brought the land to make sure they could meet our deadlines otherwise we would have brought something already built. We needed to start the build in Feb and was promised this the whole way along until contract signing day where we were bullied into signing by our SC..hes hopeless really all his costings blew out by 20k and his time frames by 2 mths or could be more now! HO are saying it is what it is. Thats what they are needing to move forward. The stupid thing is I have 70% of the build price in my bank account but Coral dont care they want loan contracts now. Just idiots, obviously they dont have a builder available to start right now so they find an excuse to hold the admin process up. Looks like we will not start until mid to late April! What date did they put in your contract and how long has admin been for you?? We have been in admin for 5 mths

We aren't building with Coral. But our builder has had us in admin for 11months. Pretty standard for them. I would have killed for a 5 month admin!!

Oh 11mths thats crazy who are you with?... if i was told from the word go what to expect i wouldn't be so annoyed. They just need to keep it real with what they quote, inform and charge us all

I think we might have the same consultant (Holly) as we are building not far from Gainsborough Greens. I wish I was only coming in $900 extra. So far it looks like $2000 over and rising. This doesn't include the cost of purchasing the down lights, fans etc

I am building a Daydream 32. Contracts have been signed, tile and colours have been picked (Yay for Mary and her help).

My big dilemma is the electrical plan (and price!!!). I have managed to find some Clipsal price lists on the forum (thanks for sharing) but am second guessing my placements for powerpoints, downlights etc.

Unfortunately my husband can't make the appointment so I will need to have a detailed plan in place before we go.

Does anyone have an electrical plan they can share? I have tried searching numerous times by only found one that was too hard to read (very blurry when enlarged).

Also does anyone know the approximate costs of adding things like a TV aerial, strip lighting under the top kitchen cabinets, extra phone point, installing outside lights?

I'm almost finished building a Marcoola 32 - similar size. Our electrical came to $1200!!!

and that was after we "cut down" on lighting and took out fans ect. In the end we had Clipsal wire everything in and did the placement and we purchased down lights ourselves at a trades store... we saved $6000 doing this and the lights only needed up costing us under $1000. So I would definately encourage you to look at that as an option! Clipsal try to get you to go with there lighting but there are so many good quality brands at a fraction of the price. Our lights were about $10 each at trades discount, clipsal lights were $150 incl installation. The installation fee for owner supplied lights was $65. So we saved $75 per light!!!!!!
(We have around 65 lights)
