Would love to upgrade to 600 x600 mm tiles for living and foyer only. I am sure it will be some $$ and we will end up sticking with whatever is in the package. Their new promo is offering timber laminate flooring. I was initially interested, then heard they are not very water resistant. Vinyl flooring has great timber finish and very durable, cheaper than timber but will be more than their basic timber laminate. Will have to see the price difference and than probably cross off the list Lol newwyhouse2233 faykis Hi Newwyhouse, thanks for the info, its good to know that the kitchen inclusions are good in emporium package. We are building in Schofields, Sydney. Tossing among Havana 32, Paris 32, Hemisphere 32. All these three designs have feature staircase close Hemisphere display will open in Oran Park in 4 weeks. Waiting to see how it turns out in real. My Hubby and I both fell in love with Havana mainly because of its feature staircase and open plan living. However yesterday they gave us the quote for the staircase and void upgrade for the display home, with staircase floating and fitted to the feature window. the open feature window runs from ground floor to the first floor ceiling and glass balustrade. and it was 40k! almost had a heart attack! i was hoping something like 20-35k mark!! will probably knock it off the list. I budgeted 20k for staircase Hubby thinks it can be done later but I doubt!! Let us know what extra cupboards fitouts in kitchen and pantry you go for (on top of emporium inclusions). I will need to budget that too. Hope everything goes smoothly with you! Cheers fay Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I know its crazy when you find out the price for the upgrades i would love the big feature window that is in that havana display, but cant afford it so we are going to get louvre windows up in the void to get the easterly breeze and sunshine they are around $1800 i think. I think with the emporium package you wont need to upgrade too much, we are going to increase the width of the breakfast bar to about 1200mm and i think that was about $1000 maybe a little more. Looking forward to checking out the hemisphere when it opens i love that floor plan although i would need the masterbed at the rear of the house swapped with the leisure room, and also the wip is a fair bit smaller then the paris, so we will have to see if that is possible... I really like the fact we get the polyurethane in the kitchen and bathrooms aswell! I am going to do a pre selection walk through at tile direct next week to see what our options are and if we may need to upgrade some tiles. The tiles in the hampton display ensuite at thornton are amazing but they are an upgrade so we will have to see! I will let you know what i see there Will do! I am really struggling as to what plan i want. Either the paris 37, 35 or hemisphere 35. These are what they look like for me with my alterations. What do you think? I think i like the idea of the lounge being under the void but im just not sure. Just go with one which feels more free flowing space and least obstructive in the ground floor. I love the idea of void over living. Sydney display of Moroccan has void over living and makes it look wow. Makes the living look very spacious. Just think about orientation of your build. If its privacy issue, first floor window near void will have to be obscure. If it faces north/west, will be sunny. But i think i love void idea overall Widening breakfast bar- thanks for the tip. The good thing about the paris is that the void will face the east so i will get the lovely morning sun in winter and those cool summer breezes... Our block backs onto a nature reserve so we have lovely bush views so im trying to maximise the views with the house aswell... So many decisions, luckily i have some time untill i have to finalise that decision! Where abouts are you building? What is your favourite plan? Also looking at Hemisphere, good utilisation of space and value for money. would love to visit its display which will be opening in 4 weeks. All these designs have vertically placed free standing staircase, which can be converted to feature staircase. However may have to cross off the staircase plan, as we are worried that these costly upgrades will not be considered during bank valuation. Schofields is a new suburb, new houses mostly getting build cheaply. most of the newly builts for 5 bedroom houses are on 350/375m2 lands, selling for 890/900k on house and land package. Our block is 470m2 and the total price is 1.05m with the facade, voids, staircase. I think we will have trouble with home valuation for loan purpose. Problem everywhere /quote] Yes making the decision is hard especially since they have so many great options with the plans... Im thinking the hemisphere 35 at the moment, its going to give me the best of both worlds. With the variation of butlers pantry/mudroom/laundry and also the grand ensuite, aslong as they can flip the master to the rear... but from my calculations we should be able to get everything we want with the emporium package and a few window upgrades etc for about 450,000 maybe pushing it to 455,000, their new autumn deal is great and will cut some costs from our electrical... Yeah our suburb is kind of the same although its a mixture of some expensive builds and then lots of investment rental properties that where built although our inlaws just built down the road and only built a 1 story on a block half the size of ours and they spent waaaay over our budget so hopefully we get approved. Have a look at the things you can do after handover, maybe you can eventually do the staircase later if it is freestanding? Do less electrical upstairs to save some money and do it later, to Originally i was going to get the most fabulous facade but now we realised that most of the houses around us are very simple with their facades and if we dont spend any money on it we can have a more beautiful inside...we will get one of our friends to render it and i will put a pergola of somesort out the front of the main wall to give it some character... Im exited with fowler with all the inclusions with emporium though like floor to ceiling tiling, polyurethane cupboards in kitchen and bathroom, those kinds of things, with the other company i was looking at i would have never got those for the cost i am paying for fowler, so it will be nice to have a nicely finished house on the inside! We are going to do flooring (either timber laminate or planks) ourselves in the downstairs (except for cinema/wet areas) and on the stairs, hallway and living upstairs (will shave about 8-9g off our cost) we are lucky as we have a friend that can do our flooring at cost price, so we can get something we love and just pay cash for that after... Re: Building with fowler homes 17Mar 16, 2017 5:20 pm Hi Newwy i agree on the facade decision. We are also thinking of getting a simplier one and render it later, put some ledgestone etc later on. Again lucky you, having known people who can do your flooring for a lower cost! For us, not sure whether it will be worth the hassle of gettinv flooring done afterwards. We dont know anyone, so may not get a good tiler!! We wont add any more cupboard , less electricals in the upstairs for now. Did you look at the free aircon option? Is that enough for the size you are building? If you are upgrading it, what cost will you be looking at? What kind of roof option do they have with the emporium pack? Best of luck on desciding on the house design. I am waiting to see hemisphere when it opens. Kind of knocked out havana from the list. Anyways i wasnt overly impressed with the choices as standard but since i really dont want to spend money upgrading tiles i think i found a compromise. So i thought i would share my tile choice plus what other bathroom choices i have narrowed it down to. I didnt look at the floorboards and laminate because we are going to do them ourselves... I took photos of all the standard included tiles in the emporium range please see pics below... i assume they are the same everywhere... Which i think is crazy i would have loved subway tiles but i dont want to pay that! I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
