What stage did you purchase in? Just wanted to see if you have any tips on your experience in purchasing the block ie. communications from the sales agent upon signing the contract, are titles running on time to be released or delayed, have you done a soil test and confirmed what the site cost is, do you have to pay a Bushfire Attack Level (BAL) levy? Any information you may be able to share would be greatly appreciated! Cheers. Before you leave a deposit get an opinion from a builder about the fall, easements and covenants. It may save you thousands in site costs. The advice I got from Carlilse/Porter Davis saved me big $$$. Cheers. agree with 'cant decide', if you have locked down on a builder, get their advise on which block of land, as they will know how much site cost it need, dont worry about the BAL, my block is on the BAL 12.5 when i bought it, now its not anymore when i got the building permit.. The ivy, Doreen 10Mar 05, 2017 8:44 pm My BAL was 12.5 and it would have cost me an extra $3,500 but it was taken off before my land titled. They redraw the BAL map every 6-8 months to take into account growing suburbs. Chances are if your land is 12.5 when you put a deposit on it will be normal by the time you settle. There are exceptions, if your block is close to some parks, grassland or bush it will stay or could even be higher. The next street back may not be affected. I believe this stage is due for release in June. Our place has a side easement which has left us with a choice of very few designs and builders. We have chosen Burbank for our builder and are looking forward to title. Does anyone know if the settlement occurs almost instantly from the title date or there are still 2-3 weeks or so before settlement date from title date. I think they may be running a 3 month delay. Not too far from us ?. Their dates on titles are pretty accurate. Although ours has been pushed out by 2 months from late feb to now mid April. Xmas, wet weather ect it's to be expected but we went for a drive in there last week to see our block and Rhonda said that stage 1 had been sitting in the title office waiting for around 3 weeks... so that isn't something they can control or predict how long it takes. |
