(solicitor due to receive it any day now) I think They said it then takes about 4 weeks for council to approve? Council can take up to 4 weeks (sometimes longer) So after the land registers i would say they will start 6 to 8 weeks after. After we got CDC approval, NLH will finalise the paperwork required. They will send you documents for you to sign and send back. 1. Letter of Validation and Progress Claim Schedule 2. Construction Plans 3. Post Contract Variations You will also need to provide to them letter of commencement and formal loan approval from your lending body that covers the balance of the construction cost. Once the above are provided they will release the job for construction where they will start within 20 business days. NLH homes allow 26 weeks for constructiom but they've told me its taking on average 20 weeks. Depending on weather, availability of labourers etc. To give you an idea, we got CDC approval mid January and we are due to start next week. We are first home buyers and are looking to get the $10000 grant which requires for our house to be less than $750,000. We are looking to add upgrades which brings us close to that mark. Is there any other costs outside of the fixed price of the house we need to consider which may push us over to the $750000 mark, E.g. landscaping? Thanks. Thanks. contract price is the one which will be counted for the grand. If you want your price less than $750k, try to exclude the upgrades which can easily done after handover. Landscape fences etc you will be doing after handover and normally outside of your contact price, so that will not consider for your grant. Hope that help. Good luck with your build. Meaning that you will get the full 10k if it is equal to or less than 650K and the closer you get to 750K the less you get. Hi Cws We haven't changed the internal paint colour, but I have heard other people changing the internal wall colours and ceiling colours with NHL. Not sure if there is a cost involved, but you could ask the sales staff. I imagine you could choose any Taubmans colour paint. You can change the tiles - you need to advise the sales staff who will get in contact with the tile supplier in Smeaton Grange who will then get in contact with you to arrange an appointment. Weekday appointments are easier to get whereas Saturday appointments can be booked out weeks in advanced. They dont have a menu online. They give you a 3 hour appointment block (9am and 12pm on Saturdays) where you can roam around the showroom or get the staff to help you select colours (easier this way). If you don't come to a decision in the first appointment, you can book a second appointment. The tiles staff will then calculate the difference for you and then get you to sign some paperwork. They also sell carpet there. I assume this is where NLH sources the carpet as their range looks the same as the carpet in the display homes. Note that sometimes its just easier ripping it out after handover and getting what you want (I also like to factor in the time I spend with the sales staff trying to get things done which can sometimes take months on one issue). I think we spent an extra $3-4k upgrading to 600x300 porcelain wall tiles in our 2.5mx2.5m bathroom and 3.5m x 1.3m ensuite. I think the tiles were priced around $35-$45/sqm. This is already on top of the couple thousand we spent with NLH on upgrade to floor to ceiling tiles. Although it is quite pricey, it ends up being relatively same price/less stressful doing it during build than after handover. I didn't want to rip out the tiles, remove the shower, sink etc and try to remove the glue and then water proof everything again. The tiles staff will also upsell stuff like matching grout colour, tile insert drains and sealed tiles. You can ask for them to ask the tiler to put less glue on the tiles if you are intending to rip them out after handover. However, this will be subjective to each tiler, and also they need to put enough glue to cover them during inspections and for warranty purposes. If you want to upgrade to laminate, you will need to ask the sales staff if NLH does this. I asked the tiles staff and they seemed to think the company across the road did it. We are under contract with new living homes and just waiting for our land to register at Jordan springs east. We changed the colour of our paint to taubmans shade and it was at no extra cost. The cost became involved in the shade was too dark as it requires a little more tlc to apply. We changed our underlay for carpet to the highest quality one and we're pleasantly surprised at cost and decided to keep the included carpet as it worked well for us. Tiles we upgraded to floor to ceiling in both bathrooms and also upgraded to a feature tile for the niche in main shower, wall behind bath and back wall of ensuite shower and kept the included main floor tile. We also changed the splashback tiles in butlers pantry and chose to remove the splashback tiles in kitchen and will be doing our own glass splashback after handover. The lady at the tile shop was great in helping with decisions and options. Remember to discuss the grout colour options too as it makes a big difference to end result looks wise too. We are hoping to start our build in July/August this year. Can't wait. Driveway can be an inclusion though for certain home and land packages being offered by NLH.
