Re: Building with Homes by CMA - Ascot 260 57Feb 16, 2017 5:10 pm Great news. Our valuation came back at what we need taking into account the extra funds we requested. The broker is submitting our application as we speak. Fingers crossed for fast turn around. I spoke to a man from he council regarding setbacks when building a shed. Conveniently (and excitingly) he had access to our submitted plans so could talk in a little more detail about placement and what not. P stated that they needed a stormwater "as-constructed" plan and the sales lady that took over in the SR office seems to be MIA/allergic to email anytime someone contacts so I managed to locate this in an email her predecessor sent me last month. There was a little confusion and after the 4th time sending it to him, I think we have everything we need for our council approval, lol. He does make me laugh sometimes! We have also submitted our owner provided landscaping plan to be submitted to covenant for approval to ensure we tick all the boxes for occupation. I'm on placement next week so hopefully everything goes smoothly in the background while I go "enjoy my annual leave". Oh I miss real holidays!! Even though we haven't cut ground yet, we are still excited to see what is happening in the neighbourhood. There are so many houses in our release that have slabs, frames and some with roofs. I just daydream when I see these places coming together because I know we wont be too far behind, hopefully. I found it a little odd that the estate came to the party late with the "for sale" lot signs considering all but one in our release has been sold.... None of these signs say sold. Its nice to see it advertised even though it is at least 3 months late! We also went for a drive (in forward and reverse, ha ha) looking at stuff in more intricate details - gardens and landscaping, letterboxes, security screen, front doors. The husband is shocked every time we drive through when he realises again just how close the houses are together. We feel like we really did get lucky with our block and he is still wondering what the catch is... like we have missed something..... I've found a letter box that I MUST have! We also decided we need a horizontal garden bed that incorporates the letterbox and goes right up until the easement that is on the left hand side (looking towards the house while standing on the road). The fence is something of a sore point every time we discuss it. Especially because today we went driving around and there are at least 3 corner blocks in the estate where the fencing is more than the 1.5m heigh requirement. We will jump that hurdle though when it comes to fence building time. We are also very glad we opted not to have the front security screen door. We saw some houses with our exact door as we drove around - both with the screen and without. The 1200 door really is a feature piece to the front entry and it seems like it would be a complete waste to hide it's beauty with a screen door. It really does take away the WOW factor of the door. The next stage behind ours looks very nearly ready to open to the public. Which is excellent news because with this comes the road that opens to the most direct route "home". When this opens, it should be approximately a 2km walk to the train station and save driving all the way through the estate to get to where we need to go. I really hate the down time that comes with the administration of the build but it's better to get it right than to rush it. I am just super excited to finally cut land and get this show on the road! I may take a drive up tonight after work... Your lot is a fabulous size and your home is going to look so amazing on it! You will have such a beautiful house.
