We are at build stage but I found it much easier during the planning stage to sit down with them and go through the plans and get them to change everything at once (we did this at tender) rather than email back and forth where only about half the changes would end up on all the plans. Good luck with colours. Decisions decisions decisions. Have you got something in mind that you want. I think k we walked though every display before colours and picked floors, tiles, taps etc and then they looked them all up for us haha. Re: Building our dream home- Fairhaven Queenscliff in Riverw 7Feb 26, 2017 10:28 am Sorry i haven't updated for a while but i got side tracked with the kids going back to school and everything that brings with it. We signed off on the quote on the 28th of January and waited for a call from our CRO, which didn't come. The call we got was on February 14 from our sales consultant to say that the balcony would need to be reduced by 300mm which honestly doesn't bother me as having a balcony wasn't a big issue for me. So another few days went by and we got a call Monday 20th of February at about 2pm to introduce us to Hannah our CRO and book colour selection for 9am the next day. Let just say i had to scramble big time to organise babysitting after school for the kids and organise someone to pick up our Japanese exchange student and take her to our house after school until we got home. Somehow i managed to sort out 6 kids and we did colour selections. Man are colour selections crazy or what. We arrived at 9:25 and finished at 5:45pm, it was a long day. I was kinda bummed that there didn't seem to be that many options with tap wear and the likes, not to mention no gas cook tops on display at all. There were a lot of things that we had already made decisions on so the morning went pritty quickly, i guess it helps that hubby works at Bluescope steel and we knew straight away what colours we wanted externally. Brick wise i was disappointed that we couldn't get the one we really wanted due to cost $15,000 for bricks just isn't an option for us but the black brick would of been really nice. We have chosen the Truffle bricks in standard size but would of preferred them in the larger size to be honest but they said they weren't available but are available on the Austral website so i don't know. we went with a colorbond roof windows and gutters in monument, faciers downpipes and garage door in shole gray. Inside we have a drak grey carpet cat 2 with cat 2 underlay upgrades. We decide to stay with cat 1 tiles throughout with a charcoal colour both inside and on the balcony. We also have white wall tile as well. We did upgrade our niches back wall with a black lined feature tile but that's the only place we did the feature tile. We kept the white wall tiles for the back splash in the laundry, kitchen, butlers pantry, toilets and bathroom. For the bench tops we have gone with a white stone cat 3 bench top except for the island bench which we went with a marble look cat 6 for to be a feature. The cupboards are 2 different colours the uppers are satin white while the lowers are a gray wood-grain. we kept most things standard like toilets (seriously i wasn't paying $400 each to upgrade 3 toilets not with 5 kids in the house) but we did upgrade the kitchen and laundry to spray mixers, the showers to duel shower heads and added an extra shower to the en-suite. We did upgrade the kids bath to match the look we wanted to achieve. Minor upgrades included our door locks for the front and garage entry to the house which we went with electronic locks which had a keypad to use a PIN code for entry that way the kids don't have a chance to loose keys. we also put a deadbolt lock on the garage entry door to the back yard to ensure security. what i was annoyed about was electrical. All the other houses in the elegance range have a LED downlight package except the queenscliff. So annoying but its ok we just put in all of our own lights and powerpoints. We upgraded the heating to a 6 star unit and added in pre wiring for the theater system, which is where most of the costs are coming in. So far the upgraded are sitting at $19,500 which a few pricings still to come in which will most likely take it up to between $25,000 to $30,000. Crazy honestly, we got an update on energy rating and for some reason it has dropped to 5.5 stars which I don't understand sure we increased ceiling height abut we also added extra insulation in the roof and upgraded the heating plus having evap cooling. Now I'm waiting on getting a report back from the builder about the star rating why it went down and what need to be done to fix it. Our energy rating also went down due to raised ceiling height and a bigger sliding door but wasn't much to get it back up. A lot of your selections sound very similar to ours.. although I'm very jealous of the marble look island! I would go refrigerated over evaporative if your budget allows. After having lived in ours over summer we consider the ducted refrigerated aircon to be money well spent and although we have R2.0 insulation in the walls & R6.0 in the roof & double glazing on west facing windows, upstairs heats up on the hot days. We were quoted about $20,000 to include it with the build. We have to put money elsewhere for our youngest daughter who will be needing some surgery and rehab on her foot as well as future heart surgeries. She only has 2 toes on her right foot and a lot of scar tissue reducing her movement in her ankle. We have done heaps of work on getting her walking but as she grows her function is reducing and she will need plastic surgery to fix the muscle, remove the scar tissue and have a skin graft over the area as well. So we need to have a few thousand $$ in an account for her medical expenses and associated costs with long hospital stays and dr's visits. We plan on saving up and adding a few split systems after we move in. If we are lucky the upgraded heating system may allow us to add refrigerated cooling to it later depending on the model (why dont they tell you the model when you upgrade it???) Title is hopefully due in april at this stage but im thinking more May as we havent heard anything about a date yet, you have easter in april and stge 12 next to us (we are stage 13) is having service connection issues (drainage and power to the stage). Its a touch painful as our block is finished and ready to go but it need to get compliance certification and all that stuff from council. Pretty happy with the process so far, and we are luckily enough to have been given the new slab solution instead of the original M slab. Not sure that there is much difference since we required pillars anyway due to the amount of fill on the block. Might just be a different type of pillar. So our total budget so far has come in at $397,00 but e are waiting on the energy report to come back again as we made a few changes after the last report due to cost. We have taken out the picture window cause i know my kids would put a ball through it and it would cost a fortune to replace. We have also taken out the higher ceiling upstairs and a few minor thing like the taps in the kitchen and laundry as i didn't like the ones that had so went with the standard so i can replace them with my choice after hand over. We also reverted back to Cat 2 chestnut bricks as i didn't like the look of the truffle brick in the smaller size, i wanted the larger size but they are unavalible now. Now we're waiting on the the energy report to come back, the developer approval to come back and get the contracts. We have preliminary approval from the bank for our loan as well so now we just need to get the contact finalised and signed off then valued by the back and we have all of our finance sorted. We still haven't heard anything from the land office about settlement of our land so i'm presuming that we wont settle this month possibly next month. Hopefully its in May after we have gone to the melbourne home show and checked everything out. I definitely want everything settled by june otherwise it just makes it to long since we go pre approval and we have to do it all over again. We spent the day in Berwick on saturday and i confident in our choices and that the queenscliff will make a fabulous home for us. I managed to have a chat with the riverwalk sales office on thursday last week and have been advised that they hope to have the stage sent off for compliance at some stage next week so maybe in May we will have our titles. Other than that not much to report back on as nothing has changed. Can wait for titles. I do have a question to ask, what extra permits/bonds/fees did you all have to pay to get building permits issued for construction??
