I am building a 34sq house by Burbank with a lot of structural changes for $280k. Do the math. But I guess there's diminishing returns with the bigger house you build, the cheaper it is p/square. $10k per square sounds like a really specced up house, too. I expected my land to be flat, rock free, etc.. but ended up having fill put on it by the developer so the site costs jumped up 6k. Doubles are expensive. I'd say based on my build $10k / sq would give you a finish above standard but certainly not high end - this would be more like $15k/sq assuming you're looking at all the upgrades to finishes, flooring, electrical, facade upgrades etc and not just the base price plus structural changes. Given a double is usually around 20% more expensive, I would have thought 10k/sq would be the bottom end for a double storey. Be careful believing builders that say you won't have any site costs, that seems unlikely in Melbourne, unless they already have a H1 or 2 slab included. We just want a very basic double storey with 4,2,2 and standard inclusions for a 20-22 square home for $210-220K including everything. Would there any builders out there who will be able to do it? I've approached GJ Gardners as they seem to have many different designs on their website and also do custom designs. I just wanted to get an idea of how much it would cost to build such a home and was told to pay $1500 to get a custom design done to get a quote. Is that the way to go or just go out there myself and get a custom design done and approach other/small builders? I've also spoken to Burbank but they don't seem to do custom designed homes. Re: Lowest cost of building a small double storey house in M 8Jan 30, 2017 6:54 pm Btw Jason, you're right, I forgot to mention it but the width of is 12.85m and depth 21m of which I was advised there needs to be 3m each at the front and back. And technically we could build up to 70% of the land size of less than 300sqm, there are requirements of private open space etc at the rear and side of the house. So anyway we were told that single storey with 3 bedrooms and a study room, and a double garage is not possible. The length of single storey was 15m on a design that was suggested but had only 3,2,2. So with townhouse design you mentioned in your post, would they be able to put 4,2,2 in there? Thanks again for your advice. Going custom is going to cost you a whole lot more...most custom builders Ive seen won't do a project less than about $350-400k though I can't say I've done a mass of research. Sounds like you are really looking at townhouses which will give you yoir 4-2-2. I'd suggest a volume builder like Metricon or Porter Davis ... These 2 come to mind for me straight away as I've seen them do big developments ... I've also seen communities by Burbank. I'm feeling like you may struggle to find something double for this price outside the volume builders.... Maybe I haven't looked closely but I haven't noticed such designs on their website. I'll have a look again and enquire with them. But I'm not sure if we can build a townhouse on our block as the estate has to approve certain designs from the builder before applying for a building permit. Hope it's doable. I've set up a time with Hamilton this week so we will see how we go. I think Hotondo had two that would fit our land but not sure about the cost yet.
