We are also going to do HIA once this is done, hopefully at the same time provided we won't need to take it with us. Then we can get the unconditional finance sorted (and ask for a tiny bit more, lol). Now that the heat has died down a little, patience aren't so short and we have managed to finalize most colours. I've been trolling so many threads and there seem to be a lot of people out there with similar colour schemes in mind. 1 with almost exact colours. Just means we have great taste. I received my polytec samples in the mail today for the kitchen and bathroom cabinetry. Still haven't narrowed it down enough but we are closer. Off to national tiles tomorrow to finalize the tile selection. Once all this is sorted, the next step is to arrange materials for front fencing, grass, and landscaping - I should mention, Iv killed every single plant Iv owned! It's a wonder my fur kids have survived this long. Lol. I'm also looking into an independent building inspector because they know more than we do in regards to quality craftsmanship. It's not that I don't trust my builder but it's always better to be safe than sorry. Everything is looking good for build commencement by beginning of March. If all things go to plan, we should be in our new home by mid year! So very excited. We tried to stick closely with the display home colours because we knew they worked. We have 4 on the back alfresco (that we upgraded to render) and 2 as the 'feature element' pillars on the secondary street side - These ones are only bagged and paint so I hope they don't look silly. Those tiles are REALLY loud when you drop them. ha ha. I did get onto the smartstone website and order samples though. I wanted to see what they looked like up close. I only ordered 3 samples and they showed up the same day as my cupboard samples showed up. Its funny you say this. I'm such a crazy planner that even P's offsider sat down because he was super impressed with how organised we were. We were there a total of 3 hours but that was colour appointment and HIA contract. It could have been done in 2 but the plans weren't correct when we went in and then the inclusions list was missing something and then someone printed 300 blank pages of A3 that P wasted 10mins waiting for the job to finish before he realised what it was.... But on the whole, it was a very productive day out. We sent off all our signed papers this morning so hopefully they get sent on for CMA approval and then onto our Broker so we can get the final tick off on finance. I'm hoping the whole approval process (finance, covenant and council) all goes smoothly and quick. I'm ready to get this show on the road! I'm currently sitting here working out some landscaping now as we opted to remove ALL landscaping and get a credit of $5k to do it ourselves. We need to have turf from front of the house to the boundary and a 0.5m garden on the side of the driveway for covenant requirements. On a lighter note, thinking towards the future housewarming party..... would it be too forward to suggest that if people were going to bring a gift, please bring a roll of Sir Walter turf instead. Looking at your kitchen base cupboard colours, and mine, I'm now a bit torn, I really love yours... Hmmmmm. And yes you're right, it can be changed later if you think it's too much, but I think the back of island bench will look fine and keep it all tied in together - I'm doing mine the same way, so fingers crossed that theory holds true for both of us! So far they've all given Ikea gift cards, so it looks like I am going to be able to get a new sofa with them when I move I've read a few times about the suggestion to go to markets now and buy plants for the new place as tiny seedlings, then in 6-7 months time when I move they will be a good size and ready for planting in. The other day it was a paid invoice of the QBCC insurance. Today is it covenant approval! The valuation has been requested so hopefully not long now for the final word. Next step: council! Hopefully the wait time isn't too long for those guys. Also, question.... note 2 on the approval mentions about fencing and landscaping. As we are doing this ourselves, how does this work.... do we have to submit our landscape design and front fencing design through the builders portal for approval or can we just turf and put a garden in before occupation as required?? As to your question about landscaping and fencing, yes I think they have to approve the fence before it's erected. I'm planning on putting a front fence in later on (my rear fence is done by CMA), and I know that I need to get approval before I start the work. Gardens, I would have just assumed that your design guidelines would stipulate (e.g. 1 x tree, 6 x large plants, 12 x small plants) or something like that and you could plant as you wished providing you met those... but like you, I have no idea? Are you friendly with anyone in the estate sales office that you could call or email to double-check? Re: Building with Homes by CMA - Ascot 260 57Feb 16, 2017 5:10 pm Great news. Our valuation came back at what we need taking into account the extra funds we requested. The broker is submitting our application as we speak. Fingers crossed for fast turn around. I spoke to a man from he council regarding setbacks when building a shed. Conveniently (and excitingly) he had access to our submitted plans so could talk in a little more detail about placement and what not. P stated that they needed a stormwater "as-constructed" plan and the sales lady that took over in the SR office seems to be MIA/allergic to email anytime someone contacts so I managed to locate this in an email her predecessor sent me last month. There was a little confusion and after the 4th time sending it to him, I think we have everything we need for our council approval, lol. He does make me laugh sometimes! We have also submitted our owner provided landscaping plan to be submitted to covenant for approval to ensure we tick all the boxes for occupation. I'm on placement next week so hopefully everything goes smoothly in the background while I go "enjoy my annual leave". Oh I miss real holidays!! Even though we haven't cut ground yet, we are still excited to see what is happening in the neighbourhood. There are so many houses in our release that have slabs, frames and some with roofs. I just daydream when I see these places coming together because I know we wont be too far behind, hopefully. I found it a little odd that the estate came to the party late with the "for sale" lot signs considering all but one in our release has been sold.... None of these signs say sold. Its nice to see it advertised even though it is at least 3 months late! We also went for a drive (in forward and reverse, ha ha) looking at stuff in more intricate details - gardens and landscaping, letterboxes, security screen, front doors. The husband is shocked every time we drive through when he realises again just how close the houses are together. We feel like we really did get lucky with our block and he is still wondering what the catch is... like we have missed something..... I've found a letter box that I MUST have! We also decided we need a horizontal garden bed that incorporates the letterbox and goes right up until the easement that is on the left hand side (looking towards the house while standing on the road). The fence is something of a sore point every time we discuss it. Especially because today we went driving around and there are at least 3 corner blocks in the estate where the fencing is more than the 1.5m heigh requirement. We will jump that hurdle though when it comes to fence building time. We are also very glad we opted not to have the front security screen door. We saw some houses with our exact door as we drove around - both with the screen and without. The 1200 door really is a feature piece to the front entry and it seems like it would be a complete waste to hide it's beauty with a screen door. It really does take away the WOW factor of the door. The next stage behind ours looks very nearly ready to open to the public. Which is excellent news because with this comes the road that opens to the most direct route "home". When this opens, it should be approximately a 2km walk to the train station and save driving all the way through the estate to get to where we need to go. I really hate the down time that comes with the administration of the build but it's better to get it right than to rush it. I am just super excited to finally cut land and get this show on the road!
