Kellyville - Balmoral Road Release 14Jan 19, 2017 1:13 pm BCMPS bluemetal77 Hey. I'm in your neighbouring lot and i've got an email from my solicitor that the land will now be registered by April 2017 (it was due Aug/Sept 2016, then Dec 2016). I'm actually in Lot 16-20 Balmoral - are you saying the developers have gone bust? Where are you reading this? Hi Mate, is your lot opposite Bel air drive? That 40 lot subdivision was sold a few years ago, then resell it last year June at much higher price. I am in 22 Balmoral, which is opposite London Ct. Correct. I'm opposite bel air drive, the 40 lot subdivision. And i bought it around March 2016, so not sure if this was before/after the whole re-sell happened. Lots were pricey ($900-$980K) but still less than what Acquire was selling 22 Balmoral at ($950-$1.1m) So are you saying 20 Balmoral was sold at a lower price a few years ago, and the prices i'm quoting above are the higher prices? --- I don't have a signature - just this sentence saying that I don't have one - that'll do! Re: Land Registration? Kellyville - Balmoral Road Release 15Jan 19, 2017 1:15 pm ste982 Are we all talking about the same plot? Mine is what will be known as Cedar Cutters Way (i am lot 17). Latest I had from my solicitor was registration in Aug'17. I drive past everyday and can see that no works have started on the sub division so starting to think Aug will push out I'm talking about the subdivision that faces balmoral road, you're talking about the one that in the street in from balmoral. two different subdivisions. yes works on there haven't even started - still house/shed n all there. it took a good 8-10 months to get that completed on the ones i'm on - and there's still delay in registration .. --- I don't have a signature - just this sentence saying that I don't have one - that'll do! Seems like the registration process is taking a long time (or is this normal)? Re: Land Registration? Seems like the registration process is taking a long time (or is this normal)? I think the works were completed around Aug 2016 last year (that's what i could see physically on the lots) then they spent a couple of months doing the footpath/nature strip and the road patch (on actual balmoral road).. so maybe around Oct/Nov they were ready to submit to council/LPI. My solicitor tells me if everything is A-perfect, council takes 6 weeks, and LPI reg takes 4-6 weeks. So that's 3 months. If they started the process oct/nov, then now is about when the reg should've happened.. but are saying April .. so a delay of 2-3 months on the reg process itself. Apparently the works they completed were delayed by 6 months itself. So about9-10 months total delay SO FAR .. Mind you i don't mind the delay.. i'm only just getting work done on plans .. lol .. --- I don't have a signature - just this sentence saying that I don't have one - that'll do! Re: Land Registration? Kellyville - Balmoral Road Release 20Jan 19, 2017 1:46 pm ste982 Yeah that sucks. Fingers crossed it gets through soon. I'll continue to post updates on My Cedar Cutters way development as I get them I think we are on the same subdivision lot. Let's keep communicating the progress. Sunset date for this is Dec 2017. Maybe we should keep pushing them for update from solicitor. Shade the brick with large eves. Since going to minimum of 600mm eaves on my build, I've noticed much improved cooling off the house after hot summer days. Can see the… 1 4581 I brought terry road box hill in June 2022 House was meant to be completed Nov 2023 That did not happen I had to chase them so much to the land Registration and… 0 2832 3 22887 |
