It's funny because in photos it actually looks sort of small. It's very sticky! Electricians have been and run the power in trench to the shed. Also he mentioned it was very hot up there, no wonder as there's not yet a whirly bird vent on the roof. Another thing I have now reminded them to get on to. We couldn't get in this arvo to see what else has been done although I suspect it's been mostly external works today - I think the vinyl plank guy was back but without being able to get in to check it's hard to know for certain. It doesn't look like the painter has been in as none of the tape marks on the walls that we can see have moved. I connected my phone to the Daikin SkiFi unit and turned the AC on and off from outside the house. Kind of cool but a little slow and cumbersome to connect. There's a plugin available for Vera home automation controllers as well as a reverse engineered API so I've got some other options to send commands to the A/C utilising the SkiFi but without using their clunky software. Hopefully I can make the house able to point out if it's a much better idea to open some windows than to run the A/C (by checking the units measured outdoor temp vs room and desired temps) to help save energy. Re: Custom Build in Warrnambool 528Jan 24, 2017 12:06 am We've also got two of our three fences organised with our neighbours. The guy over the back is a builder so will do that one for a reasonable price, the side is a bit dearer as the posts have to go down behind our retaining wall. The far side remains a project to resolve as we have to sort a retaining wall there before we worry too much about fencing. We also have no neighbour on at least one block but the other looks like it's about to get frontage to JUST it - it seems like it might be a requirement for titling so I'm wondering if building will start there shortly after they seal the road and do the footpath for that block - if so we may have a neighbour to share half of the fence cost for the front half of the block. Wether we will then wait for a neighbour on the back half probably depends just how dear that bit ends up being. The plan is not to do that fence as high so as to not take out our view too much - because the house isn't built up against (or anywhere near) it, we shouldn't have issues with overlooking from any rooms etc... If we can get away with a low fence maybe 1m high it'll still be over 2m high from the neighbour's side when the retaining wall height is included. It looks like a lot of the blue defect indicators have been removed from the paint so hopefully those will pass a closer inspection. There's still a heap of paint on window frames etc where it shouldn't be - hoping that that just isn't fixed yet because they wait until they've finished putting paint on before taking any off. I'm getting a little worried about time-frame now, we haven't got a final invoice yet and I'm under impression the final payment process can take some time to do due to the bank valuation requirement and time to send out a bank cheque. I've emailed my broker to get a bit of a timeframe but might have to start pushing the builder on Friday to get the final invoice to us in anticipation of being completed enough for the valuer to look over the house during the week so we can get the payment process under way. It was 10 days from final invoice to keys for us - we picked our final payment up as a cheque from the bank and took it to the builder. I've heard if you do direct deposit it can take longer. Things are looking great! Small hurdle though, the shed still isn't up. We have put walkthrough the house booked for 6pm this afternoon which is great. Shed should go up tomorrow, power in to it the day after and then it had to be conplianced. The big question now is what the bank valuer will do if he turns up while the shed isn't finished - are we likely to get our bank cheque through for Friday or held up... we are crossing our fingers the valuation will exceed the financed cost by enough that we will be ok despite the shed being unfinished, especially as blocks down from us 200m2 smaller than ours are transacting for only $5,000 less than we paid for ours. Either way the builder is happy for us to move our new furniture in over the weekend; and our insurance has put in writing that they will cover our contents as long as we have an occupancy certificate (which we do!) Our NBN router hasn't arrived yet, despite scheduled go-day of Friday. Probably cutting it a bit fine given I signed up around New Years.... hopefully it will arrive today or tomorrow.
