Re: Eadenwoods At Austral 29Dec 27, 2016 4:38 am MrMrs_Franic Really great to hear the updates here. Has anyone done the home options centre for eden brea? Hey There, We did our first appointment a few weeks ago and have our final one (flooring and electrical) at the end of Jan. Was good to get it done and dusted early on Re: Eadenwoods At Austral 31Jan 11, 2017 3:28 pm Hi _emma_ Great to see that picture!!!waiting for the registration date , as per EBH, registration date for my Lot was Feb 28th 2017 when i signed initially and i did rang EBH Land Administrator today and found be it's on the track for initial planned date, no further updates from Land provider yet on dates. Hopefully will get some news next month, will share any information i receive in this forum. In meanhwile, just booked appointment for day 1 and day 2; it would be great if you can share your approach before going to appointment (day 1). I am aware we need to visit brickyard prior to appointment; is there anything we have to be ready with prior to appointment which will really help us, Please advise. Cheers!! Re: Eadenwoods At Austral 32Jan 11, 2017 7:08 pm Hey JJJFHome, I am certain we were also told Feb...was quite concerned to see a few people on here mentioned April :/ Prior to Day 1 you will need to visit PGH Brick to choose your preferred brick. We mucked around on their webiste http://www.colourtouch.com.au/ prior to going to get an idea BUT.... the choices we liked were not in the "included range" (why am I not surprised). So once we got to PGH Bricks and were told what was included (with no additional charge) we reevaluated what would be suitable and manged to choose something from range A which came at no extra cost. At PGH you also need to choose your roof tile (unless you are opting for colourbond. Day 1 - you will pick all colours for the exterior, bricks, external doors and windows (colour/style), internal paint, positioning of water tank (and upgrade of if you choose a slim variation which is extra). Door handles (internal and external) are also selected. You will also select your kitchen colour scheme, benchtop and customise your layout (cupboards/drawers etc). You will select your plumbing options (toilet, basins, tapware) and cooktop/oven. If your package includes aircon then this will be covered off too. Ours didnt and we were quoted a ridiculous amount to do it with Eden Brae so will be getting it done post handover. Finally you will have an obligation free quote by Abbey shutters for your windows coverings. The best advise I can give you is have a flick through the booklets they would have given you when you last met (I think from memory its when you leave your deposit) and make a note of what you like and dont like. The only thing I disliked was that pricing wasnt made available until AFTER your day 1 appointment when the send you your quote for everything you excitedly picked :/ We reassessed our needs and culled what we thought wasnt required. We chopped and changed about 5 times before we were happy with the outcome and signed off on our final PCV last week (for Day 1 selections). Our Day 2 (electrical and flooring) is on the 27th Jan so if I remember I will jump back on and give you another update Emma Re: Eadenwoods At Austral 33Jan 11, 2017 7:32 pm Hi _emma_ Oh my goodness, i didn't expect so much information. Thank you so much for your patience and writing in detail. Your tips and advice will really help us, Thanks again for that. Even i had the same question on registration date and asked to EBH this morning i was told few lots were allocated for feb end registration and some for april, so may be our lot are in same batch. Hopefully will get some information next month and also i was told our solicitors will be intimated first on registration date by Land promoters so stay in touch with your solicitor. Aircon wasn't included in our package as well and Yeah EBH quoted too much when i initially signed, better option to fix it post handover. Lucky you got the brick which you liked with no extra cost. I agree the disappoinment on the one you picked is too costly and the price is not available before you pick them ? I will go with the process and post here my experience☺ Thanks again for your information. Best of luck for your Day 2 appointment. Cheers!! Re: Eadenwoods At Austral 34Jan 27, 2017 1:41 pm Ok so Day 2 appointment for Eden Brae Homes is officially out of the way! First stop was Di Lorenezo for Flooring @ Castle Hill - We did not prepare for this day what so ever which I thought may be a concern. We rarely prepped for Day 1 however and we believe this was a breeze! - The appointment slot they give you is 1hr 45 mins and I believe we were done in 30 LOL - First up were the main floor tiles. There are quite a few included options to choose from. Funnily enough we had selected ours within 5 mins. We already had an idea of what colour and texture we were after so this was an easy win with no additional cost. - Next was the bathroom Floor and wall tiles. Di Lorenzo have 2 "walls" of combinations to choose from. I like the fact they have "options" already made up of floor+wall+feature tile, which took all the guess work out and made this again an easy choice (although we did mix and match and didn't go for a predefined selection). Mosaic feature options do come at a surcharge (which leaves you with only a handful of option which are included and no extra cost. - We chose a tiled splashback for the kitchen (as we were quoted approx $3k for glass in our day 1 app). We selected a subway tile option and are awaiting a quotation (however this will be much less than the glass). - Carpets were up next, we were about to choose from the included range however we queried the "life" and once told 5 years, were happy to upgrade to the next selection which was graded 10 - 15 (havent received quote yet but I believe it was only about $18 m2 more than the included range. Also opted for the "medium" range of underlay which was quote around $5 m2 extra. - We dealt with Isabella from the Castle Hill location and she was fantastic! We mentioned that we will now be early for our electrical appointment back over at the EBH head office and walked over to look at our selections again. We went back over to Isabella to finish off and she advised us she called the Electrical place and got us in earlier! What a lovely gesture! 2nd and Final stop Electrical @ EBH - We received our electrical floor plan about a week ago which gave us ample time to map out where we wanted any additional extras. - We luckily know an electrician who will do additions at a discounted rate. So we just had to strategically place power-points where we could get him to "piggyback" off (cuts down costs dramatically). - So powerpoints are placed where you want them (you basically have 1 per room except for places like the garage (1 for the rollerdoor + 1 additional) and the kitchen (1 for RH, 1 Oven and 1 more included). - we are wall mounting our TV in the media room and chose a wall mount option for $165 which is basically a powerpoint mid wall plus reinforced timber behind the TV and a channel to a powerpoint which sits lower (ie for your foxtel, Blu Ray etc) - Alarm if included is discussed (in case you want an additional sensor etc). We opted to upgrade the key pad, indoor and outdoor siren to more slimline/modern ($224 extra) - We stayed with the standard battens as our electrician will install downlights post build. Now that both days are done, and unlike many others, I have to say it was a pretty seamless process. The consultants will guide you through your selections so I really wouldnt stress TOO much about "preparing". For those who havent attended either (or only 1/2) enjoy the rest of that part of the journey Now fingers crossed this land registration occurs next month (as advised)! Re: Eadenwoods At Austral 35Jan 27, 2017 2:18 pm Hello everyone! Had my colour appointment with Jandson Homes last week, was a good process with lots of options in most areas. One of the representatives went out to the estate last week and said things are looking good. It's in a nice high location. She advised that land registration is looking to be April at the current rate.
