They were the two that we totally underestimated (electrical by $8k, we only had a $5k provision and flooring/bathroom tiling by about $8k, again only had $5k provision). Also think about what is standard and what you might want to upgrade. Our sales guy walked us through the display to point out some upgrades, but things like 300x600 tiles weren't standard and it was the laying charge that increased the price. Good luck! I noticed a lot of things have changed since then both in terms of price as well as structure (from timber frames to Hybrid). I've heard mixed reviews about Hybrid structure - what are people's view on this specially those who have finished building with it? They will use timber for the roof. They will not use it for the roof as it will expand for high temperature in day time and contract during night when it will create noise in the cavity area. Disadvantage with Hybrid is that you cannot do any building extension. I thought at least it will last long and protect from termites. Additional strength at no extra cost. We are building the Madison 37 in Silverdale and pretty disappointed with how long it's taken to build so far. I can't remember how long they allow for the build before they start compensating each day over the contract date. Just wondering if anyone else has built a similar Clarendon home in Western Sydney and how many weeks it stated in your contract? Thanks! I asked about compensation and they said they will need to calculate it depending on bad weather and public holidays. As they are not accounted for. I am going to email our contact person at Clarendon this week and thought it was 32 weeks. Looks like ours will go over too so want them to know we want compensation of it does. Hopefully that makes them quicken the pace a bit! I paid $1800 for all stages and this was in late 2014.
