Sorry to hear about your SM, he sounds like a pain. I can't believe he told you off for being on the site already.The first time I met my supervisor he told me that I can go in the house on weekends if I liked. I give my SM a bottle of wine each time I see him. I think these little things help. Hopefully your relationship improves with him as it's going to be an emotional drain for the next 9 months or so. I had some leveling issues with my slab as well which were raised in my inspection report. My SM said that it'll be fixed prior to tiling as they grind and level. Apparently the tilers refuse to tile unless the ground is level. Sure enough, they did end up leveling the slab so all is good for me now. I would be careful taking photos of defects and emailing them to M as it's actually proof that you've been on site when you're not meant to. They have clauses in the contract where they can fine you for breaching this. I've heard of someone being fined for this. Smart thing to do is book in a on site walk through with the SM and then send the email afterwards with the photos. Thanks for these tips Vuster. I was contemplating giving my SM some fizz for xmas but when I raised the issue of the frame, he said he thought it was ok and within tolerance. *sigh*. That said he was much more pleasant to talk to this week during our weekly catchup so that was encouraging. I guess it's a bit of a chicken and egg scenario. I like your idea about booking site visits. How often do you ask for a site visit? Every 3-4 weeks? Not a bad job but I noted that the hebel installers have failed to apply the anti corrosion paint to exposed reo in the Hebel slabs as shown here. In one corner it is wholly unsupported! I'm not sure why they think it's ok? We have a fairly good relationship so whenever I find something wrong I'd just email him. If you've got a bad relationship and you find yourself raising a lot of issues which could give both your supervisor/back office a headache then this is when I'd be very conscious of doing things the right way. i.e. email after walk through. It might not be an issue regarding them not painting the exposed reo since this section is internal and will be covered by the exterior wall panel. Jealous that I didn't get the hebel floor like you. Thanks Vuster. Things are improving as of the call last week. He was quite chatty so maybe I got him on a good day. I will wait for the second floor frames and the roof trusses to go up and then I'll ask for a site visit. That will be my chance then to point out the issues re the overhanging frame and then follow up by email. The exposed reo bar in the Hebel is only of concern as it will be near a small tray roof we had to put in to meet Council requirements. I want that to be done right as if there are any waterproofing issues with the roof, it will be concealed, so more of a peace of mind thing really. But I agree that the other spots aren't too bad as they'll be internal. All in all though the Hebel floor is great and walking around on it was fantastic really solid underfoot and nice and cool on the ground floor even with out the walls. I had a site meeting booked last week but the SM cancelled on me the day before. I raised it with him in my weekly call and he agreed to fix it in areas and said the would be calling back the concreters too. He hasn't exactly said what he's doing to fix it though, so I will have a little faith that he is doing the right thing and this released the frame invoice payment. Other issues presented themselves though this week .... see next post. Was hoping to get the ground external Hebel walls done and the roof. Instead, they installed the incorrect wall wrap and delivered the wrong Hebel! When I messaged my SM, he had no idea. So had to call the Construction Manager to get it sorted and he fixed it real quick. Only problem is that CSR have shut down as of this week so there is no chance of getting the correct supplies. That leaves the roof which I am told tradesmen will be attending site today (Saturday) to install. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ M have advised the wrap will be fixed on 4 Jan now. The correct wrap, Thermoseal XP, will be applied over the wrong one so I'll be getting a double wrapped ground floor! Had to call Bradford to make sure this is ok and they laughed and said they'd never heard of this happening before. After referring to their Technical Manager, they came back and said, yes it's ok. So why the different wrap? Thermoseal XP is a special wrap designed by CSR to convert the air cavity in your wall to provide a thermal benefit. It does this by having a single non glare foil wrap. The foil side faces the outside air cavity and reflects the heat etc and adds a extra r0.5 to your walls and insulation. The best bit is that it only costs about $250 extra on top of the cost of what normal wrap would be. Worth doing and saves energy in the long run. As for Hebel, I've asked for the Hebel Power panel not the Power Panel XL (extra lite). For a 75mm x 3000mm x 1200mm panel it is 90kg vs 75kg. The extra weight of the panel means that it is much stronger and far more dense. It is also how the panels were originally designed and is a closer resemblance to how it is used in Europe and around the world. Finally it has improved fire resistance and so is much better to use in any BAL rated area. Hopefully will have some pics of a roof tonight. Definitely get the Hebel floor if you can. It is fantastic. Will report on the progress of the hebel install as we go along. Have you researched Harpro? Its cheaper than Hebel and same quality AAC. I wasn't sure about it and how it would be viewed on resale too, so I tried to do as much research as I could on the product. The more I read The more I learned. If you have time, there is on Youtube, a short series of videos by CSR on them building a thermally efficient home. It's great watching and it's broken up into 8 clips of about 10 mins each one. M only use Hebel by CSR. I did try to tell them about Harpro but was told they have a procurement policy in place so I left it there. I have no idea why they'd want to lock into a monopoly for a single product. 2 suppliers are usually better than one right! A smaller supplier may not be able to offer this to M's satisfaction. And then there's the added overhead (and risk) of dealing with another supplier - if you're a volume project builder, then any deviation from the norm is a much bigger administrative (and process, and QA) headache than most people realise. Also, if you're a large customer like M then you'd be able to use your purchasing power to get a good deal with CSR, in exchange for not using any competing products, so the raw price differential is probably non-existent - so from M's point of view, engaging another supplier when they already have an adequate one would mean extra complication for no benefit.
