I highly recommend an independent inspector. You just never know what hasn't been done properly. A couple of thousand now in inspections could save you a lot of heart ache months after you move in. Re: Boutique Homes 2908Nov 24, 2016 11:40 am measure We received our slab/frame independent inspection report this week and whilst there wasn't a lot of defects, the defects listed seem rather large jobs to rectify. They are as follows. - Large amounts of slab over pour which will require engineering to come up with a plan to rectify without damaging the slab. - The site cut has been advised as very poor in general with the fall of the land falling towards the slab. This means that water can pool against the slab and run under the house. This could cause major issues in the future. - A few frame issues with the frame over hanging the slab as the slab in some sections has been poured incorrectly. - Intersecting sections of frame walls are not actually connected which means that future movement and plaster cracking is very likely - Lots of areas where the slab is not level. There are a few sections where the fall and rise of the slab is way above allowed tolerances meaning to fix they will have to grind back sections. - Areas of the roof trusses were not connected with brackets to the load bearing walls meaning those trusses could move. - There are non loading bearing walls which have been converted to load bearing using blocking. Overall some pretty concerning points that I am glad the inspection picked up. We have formally requested Boutique to fix these defects. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ That's a worry. Very glad we have completed our own cut and fill privately. Also engaging Darbecca, but never questioned needing an inspector. No confidence without one! I had booked a pre pour inspection and had advised Boutique however they didn't pass it on to the supervisor or booked the slab pour without knowing. An angry email and phone call to Boutique's Client Liason manager followed. They have been a lot more forthcoming and responsive since. The slab over pour gets jack hammered off, the site clean they won't do till later on, the timber frame u would be surprised but it's a quick fix, all they do is add additional timber to ensure all frame joined (same thing happened with ours) unlevel concrete they level it either during tiling or use fill under carpet. It starts to look like a home now. Timeline : (nearing 2 years now) 1. Feb 2015 - Off the plan downpayment for the land. 2. May 2016 - Estate developed. 3. June 2016 - Land settlement. 4. Sept 2016 - Developer approval. 5. Oct 2016 - Site scraping. 6. Nov 2016 - Slab and Frame.
