But we're adviced it's best to have a house design/plan first. That way they know the best way to make it all work together. We got the builder to I corporate room for a shed and flattening our front yard in the cut and fill. We also got the earthworks dude to do some work in our back yard once he had done our site. Hi Craig We were thinking about that, but we have a design of how we want our land with the levels and retaining walls, so we kind of want to level, cut and fill and then see what we can do with it. We have family members who are excavators so can hopefully get the work done pretty cheap, and this can be done while we save up for the deposit on the construction loan. What we thought is we will do majority of the work and then the builder can come in and adjust what needs to be done for the house. It is a large 1300sqm block with an overall fall of 4 meters, with the main building area being 2 meters of fall. We are going to get the land cut and filled before we deal with any builders and are wondering what the process is. Do we get a surveyor or engineer to come out to the land to work out the best way to cut and fill and pass this info onto our excavator? We are completely new to this and have no idea where to start. Any info is greatly appreciated. G'day, We too are building in Newy with a sloping block - I think I saw you post in the Mojo Homes thread. Where abouts are you building? We are at Pacific Dunes Medowie. I think the most cut/fill we were allowed with Mojo was 1m, which is same as you with 2m fall across the build site. We are building single level with drop edge beams - extra site costs allowance for us has been $25k because of the slope. Would be interested to hear how you go with excavation before locking in a builder, I did think it might be beneficial because we could level the backyard and everything in one go. Cheers, Mort. We love the house however, admin can be slow at times. Generally speaking it has been a very positive experience. We have our plans appointment towards the end of Nov and colour selections at the end of November. We paid our deposit on the 31st of July. Without being an expert, I would have thought you would have needed to choose a house first or get one designed to fit your topography. To ensure the gradient of our driveway was acceptable, we added the split so that was ok and we didn't have a huge step off the alfresco. We just purchased our land, we actually were looking at pacific dunes its so lovely out there but then this block of land came up for sale and is close to our inlaws and has a bush outlook. Our neighbours have all leveled and built up their blocks and the sales lady believes we can just do the one level (two stories) with extra long peirs. We have family that are excavators so thats why we are getting the work done before a builder, and then once we choose our builder they can do any extra work needed but we are hoping it will save us a bit of money in site costs, because there is lots of extras that i want in the house! Lol What house are you guys doing? Where are you at in your build? We are building the Verve 25, which will have a 600mm split at the front of the house and a lower set garage to reduce the incline on the driveway. This will mean approx 3.3m ceilings in the main bedroom and front hallway, then a few steps to get to the back of the house. Something different i guess! Seems there are a fair few design requirements for Pacific Dunes but we figure the house will look good once its all done. Unfortunately land doesn't register until March so we wont be able to commence until then, however we have heaps of stuff to do so i'm sure the time will fly. Yes i think the waiting game is a good thing, will have plenty of time to make all the important decisions and be certain of them! Im terrible at making up my mind so im just going to research every aspect so im ready to go next year. Did adding the split add a large cost? Im hoping we can avoid it but we will have to wait and see. I have spoken to my mojo sales lady and we are going to use the enigma as a guide line for cutting and filling and hopefully it will turn out we can have one flat slab. She put the house on a picture of our site and i didnt realise how massive the block is the house looks tiny! If only we could afford a bigger house! We will just have to do plenty of garden i think! I was thinking like an extra 20grand or something! With mojo their standard ceilings we are getting included at 2700mm, i would assume if they needed to the split would be done at the back end of the house so that would make the ceiling super high which would probably be a nice thing, i wonder if they would then increase the height of the alfresco area...
