Where abouts is stage 7? Going to be a lot of us all kicking off together. Competition for trades will be high SkB are you along the creek section if you think you're on Willowdale Drive and have a BAL rating? We're along the creek too but further down past the last roundabout. Doesn't look like it's going to be Willowdale Drive by the time it gets to us, we're on road 120. We're expecting a BAL 29/19 but the creek section is quite wide where we are. We put down a $1000 deposit for a tender with Wisdom Homes last week. They have done price rises in Feb and July so I'm expecting their next one at end of Oct. We are having to pay a 6 month extension on the tender ($3k) which is cheaper than a price rise normally. We seem to *just* be in the window for a 12 month tender if you will be going via CDC. Still a bit early if your approvals are going to have to go through C'town council. We didn't want to wait to be right on the edge of a price rise because then we figure we will be in a backlog of lots of people trying to tender at the same time before the price rise. I'm also pretty tired of looking at floor plans and display homes and really just want to commit to something and start moving forward. We have also spoken with Rawson at length and they seemed quite happy with a 12 month tender/CDC approval we could be onsite and in construction by this time next year providing there were no land delays. They also offered us a free 6 month extension (should be $6k). We are still debating if we are going to tender with them too. Is stage 15B part of Denham Park or Willowdale? I think construction costs have increased significantly off-lately due to demand for tradies. I thought South-West was supposed to be low-cost compared to rest of Sydney, clearly not. I will be meeting with Eden Brae and Mojo homes soon to go through the tender cost. Haven't met or spoken to any other builder but think I should. ANyone from stage 14 part of this forum? Sounds like you are just up the road from us then. We have seen some pretty big price increases since we started looking in June. Wisdom went up $8K for double storey in July. We were looking at Clarendon and our sales person there said their Sept price rise was about $5K but we had ruled them out by that point so I didn't get the updated prices. Rawson went up $5.5K for the double storey we are considering at the beginning of Sept too. This was our most driving factor to start tendering, the costs of an extended tender are proving to be cheaper than price rises. Hi Jenifermarie they require three finish facade so you have to have three different materials used that's what we are doing. ..where about u building. .. That's the first I've heard of minimum 3 materials, the guidelines just say mix of materials and colour. Guess we will have to render something too, ugh. I knew Denham Park has brick + 3 additional materials (it's what put us off Denham Park, the guidelines were just too much like hard work). Hi guys, I have recently purchased Avena townhouse package for $635k plus ducted a/c $6k = $641k its three bedroom, two story, two living and single garage. roughly 273sqm. I am very happy and pleased with this buy, and I know for a fact by completion late next year, the house value will go up for sure! good thing about this is, its "townhouse" however not detached and no STRATA! what else can you ask for. if you have any information please do share on the product. thank you and good luck with everyone's build Thanks for your reply.
